SCTM# 1000-70-6-29.1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposal is CONSISTENT with LWRP Policies and with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list,policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. The property is located at 505 Lighthouse Lane, Southold, NY and the tax map number for the property is 1000-70-06-29.1. The proposed action for this property is to demolish the existing house that currently sits, 89.4' from the existing bulkhead to the closest corner of the house. The existing wood decks and concrete ramp are to be demolished as well. The existing house is one and a half stories with an attached garage. At its widest, the existing house is 32.6' and at its longest, the existing house is 85.5'. Please see the survey that notes the existing conditions of the property for the exact dimensions of the existing house. The proposed house and associated porches are to be located outside the jurisdiction of the Trustee's with the nearest point of the house being 108'-0" away from the bulkhead and the associated porches closest point being 100'-0" away from the bulkhead. The proposed in-ground pool will lay within the jurisdiction of the Trustees. The proposed pool is to be located 59'-7" away from the bulkhead at its closest point. The proposed pool Patio is to be located 56-7' away from the existing bulkhead at its closest point. The proposed pool is 20.0'wide by 40.0' long. The grade level bluestone patio around the pool will extend 3'-0" to the west side of the pool, 3'-0" from the pool to the seaward side of the property and 10'-0" to the east and south. The pool fence will be glass and 48 inches tall as required by 2020 NYS code. The pool fence will extend around the perimeter of the proposed grade level blue stone patio around the pool and will have a gate located on the south side.
