Southold, NY 11971 (cor.Main Rd. &Youngs Ave.) coy ® Telephone: 631 765-1938 Southold, NY 11971 eou LOCAL WATERFRONT REVITALIZATION PROGRAM TOWN OF SOUTHOLD MEMORANDUM To: Leslie Weisman, Chair Members of the Zoning Board of Appeals From: Mark Terry,AICP Assistant Town Planning Director LWRP Coordinator Date October 24, 2022 Re: LWRP Coastal Consistency Review for ZBA File Ref 46770 ROUTE 48,LLC/PECONIC WATERSPORTS#7701 SCTM No. 1000-1000-55-5-9.1. 46770 ROUTE 48, LLC/PECONIC WATERSPORTS #7701- Request for a Variance from Article XI, Section 280-50C and Building Inspector's June 8, 2022, revised June 10, 2022 Notice of Disapproval based on an application to demolish an existing building and construct a new marine sales, service and storage facility (Peconic Watersports), at; 1) measuring more than the maximum permitted 60 linear feet of frontage on one street; located at: 46770 County Road 48, Southold,NY. SCTM No. 1000-55-5-9.1. The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP)Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me,the proposal is recommended as CONSISTENT with the below LWRP policies. Policy 1. Foster a pattern of development in the Town of Southold that enhances community character;preserves open space, makes efficient use of infrastructure, makes heneficial use of a coastal location, and minimizes adverse effects of development. The proposed use is not discordant with the current business uses within the area. The redevelopment of the site with parking in the rear(except handicapped) supports the Suffolk County Route 48 NYS Scenic Byway designation. The future display of merchandise(sales) and storage of vessels in the front yard should be addressed in any decision consistent with this type of special exception use. Any designated areas should be clearly marked on the site plan. Pursuant to Chapter 268,the Southold Town Zoning Board of Appeals shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
