The proposed action has been reviewed to Chapter 268,Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program(LWRP)Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department,as well as the records available to me,the proposal is recommended as INCONSISTENT with the below LWRP policies. Policy]. Foster a pattern of development in the Town of Southold that enhances community character,preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes adverse effects of development. The proposed side yard setback of the existing(as-built)shed at 4.3' is not supported by this policy as it does not enhance community character and sets precedent for a large parcel capable of meeting the side yards. The placement of the shed in this location that is now being proposed to be converted to a pool house with a bathroom is contrary to the board's procedures and authority. A pool de-watering well is not specified. Pool de-watering wells are recommended to contain treated pool water in the event that the pool must be drained. Pursuant to Chapter 268,the Southold Town Zoning Board of Appeals shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
