Conversion of existing one story garage structure to accessory apartment for immediate family member.
Garage dimensions are 20' 3"x 22'4"-452 sq. ft. space.
M. The applicant alleges that the approval of this special exception would be in harmony with the intent and purpose
of said zoning ordinance,and that the proposed use conforms to the standards prescribed therein and would not
be detrimental to properly or persons in the neighborhood for the following reasons:

additions. Apartment is for my 88 year old mother who must move out of her nearby rental home
in spring 2022, and needs to live close to us for care.
IV. The applicant alleges that the following standards prescribed by Section§280-
13(B)(13)(a)4)of the zoning ordinance will be met:
a. The accessory apartment will be located in an existing accessory building.
b. The owner of the premises shall occupy either the existing single-family dwelling or the accessory
apartment in the detached accessory structure as the owners'principal residence.The other dwelling
unit shall be occupied by a family member as defined in Section§280-4 of the code or a resident who is
currently on Southold Town's Affordable Housing registry and is eligible for placement,evidenced by a
written lease,for a term of one or more years.
c. The accessory apartment shall contain no less than 450 square feet and does not exceed 750 square feet
of livable floor as defined in Section§2804 of the code.
d. The accessory apartment will be located on one floor of the accessory building and will contain only
one full bathroom.
e. A minimum of three on-site parking spaces shall be provided as shown on the attached survey.
f. Not more than one(1)accessory apartment shall be permitted on this parcel.
g. No Bed and Breakfast facilities,as authorized by Section§280-13(B)(14)hereof shall be permitted in or
on the premises for which an accessory apartment is authorized or exists.
h. The accessory apartment will meet the requirements of a dwelling unit as defined in Section 280-4 of
the Zoning Code.
i. This conversion shall be subject to a building permit,inspection by the Building Inspector and Renewal
of Certificate of Occupancy annually.
j. The existing building,together with this accessory apartment,shall comply with all other requirements
of Chapter§280 of the Town Code of the Town of Southold.
k. This conversion for the accessory apartment shall comply with all other rules and regulations of the
New York State Construction Code and other applicable codes.

assessment is intended to supplement other information used by a Town of Southold agency in

Residence Law, and Suffolk County Board of Health requirements.
