2. Final approval of Health Dept. of water supply and sewerage disposal-($-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and sifmilar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
B. Submit Planning Board approval of completed site plan requirements where applicable.
For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"

The Microflush Residential Elongated Model is
.designed and manufactured in attractive, smoothly
contoured, vitreous china, making it easy to clean
a~nd care for. It is available in a r~nge of colors. The
Microflush toilet is highly efficient and will compli-
mentlany decor.
;. Using 90% less water than conventional fix-
., tures, the two-quart toilet provides excellent eco-
nomi, cal benefits, while solving both water supply
:' an'd sewage 'disposal problems. The Microflush
· toilet is unique in that it uses an air assisted flush
instead of the excessive water used in 5-7 gallon
standa/'d fiXt'urbS. The 60 PSI air supply is typically
generated by an air compressor available in a range
of sizes (see Compressor Sizing Chart). The ex-
tremely quiet 12-second flush transports waste
materials completely and efficiently. Thousands of
installations in both new construction and to exist-
Jng plumbing systems are testimony to the effec-
tiveness bf these major codb approved toilets.

SPECIFICATION DATA
Each residential elongated water closet shall be (specify
color), rear or bottom discharge, vitreous china, floor mounted
ultra Iow flow water use type, Microphor® Model LF-210 (see
Ordering Information Chart for part no.), manufactured by
Microphor, Inc., Willits, California.
The flushing mechanism shall be a lever activated, air
operated, air and water sequence valve. The air and water
sequence valve shall regulate the length of the flushing cycle
and the amounl of water that will be used is not to exceed an
average of 0.6 gallon (2 liters) per flush. Sufficient water shall
be left in the bow[ to prevent a "dry bow[" condition and pro-
vide a minimum water surfaco area of 12V4' x 10%" when the
toilet is not flushing.'
The evacuabon hopper shall be fabricated of non-detedor-
atin9 injection molded thermoplastic material. The flapper
seal shall be fabricated of nitrile rubber. Integral air lines shall
be '/4 inch outside diameter extruded seamless tubing of non-
hydroscopic Type II nylon resin. Burst rating of air lines shall be
1,000 PSi at 75°F,
An air supply system of a size recommended by the water
closet manufacturer shall be installed

WHEREAS, following the Town of Southold Planning Board's
December 5, 1983, resolution conditionally granting a proposed
site plan for Kathrine Parr for premises located on the west side
of Manhanset Avenue, Greenport, New York, further conferences
were held between the applicant's, attorney, the Board's attorney
and the Chairman and members of the Board in an effort to.seek
clarification of the Board's intent and more precise definition,
and
WHEREAS, proposed amendments to the prior resolution were
heretofore advanced and considered,
NOW, THEREFORE, BE IT RESOLVED, that the aforesaid resolu-
tion of December 5, 1983, is amended so that the resolving
paragraph reads as follows:
RESOLVED, the proposed site plan for Kathrine Farr for pre-
mises located on the west side of Manhanset Avenue, Greenport,
New York, is granted subject to the following conditions:
1. The applicant, Kathrine Farr, obtaining from the
Southold Town Zoning Board of Appeals a special exception pur-
suant to §100-80 of the Southold Town Zoning Code for a limited
marina and yacht brokerage business for her property located on
the westerly side of Manhanset Avenue, Greenport, New York.
2. The applicant, Kathrine Fart, obtaining from the
Southold Town Zoning Board of Appeals a variance for insufficient
front and rear setbacks in order to construct an office building
on the premises.
3. After receipt of both the required special exception and
variance from the Southold Town Zoning Board of Appeals, the
applicant will submit to the Planning Board a formal site plan
showing the following:
(a) The location and size of the proposed office
building approved by the Zoning Board of Appeals.
(b) Suitable parking for five (5) cars with minimum
length and width requirements as required by the Southold Town
Zoning Code in the area as may be approved by the Southold Town
Zoning Board of Appeals.
(c) Proposed fencing along Manhanset Avenue and the
adjoining property to the south.
(d) Proposed ingress and egress to the property from
Manhanset Avenue within 40 feet of the southeast corner of the
premises.
4. In addition, the applicant will file with the Planning
Board a Declaration of Covenants and Restrictions in a form to be
recorded in the Suffolk County Clerk's Office prior to granting
approval of the final site plan including the following Covenants
and any of those that may be imposed by the Zoning Board of
Appeals:
(a) No storage of fuel on the premises for retail sale.
(b) No hauling of boats greater than 14 feet in length
from the premises.
(c) No outside storage on the premises of boats greater
than 14 feet in length.
(d) No storage of boats outside of chartered boats or
boats owned by the applicant.
(e) No repair of boats on the premises except boats
owned or chartered by the applicant.
(f) The docking of boats on the premises shall be
parallel to the existing bulkhead.

This letter will acknowledge that the board is in receipt
of the requested site plan prepared by Young & Young March 7,
1983, revised May 23, 1983, and parking plans, which were sub-
mitted to our office June 13, 1983.
In reviewing the plans at a Special Meeting held June 14,
1983, the board requested that the following additional informa-
tion be included in the site plan inasmuch as it appears these
are or may be part of the proposed use(s) of this property:
1. The size and number of boats to be chartered;
2. The size and number of boats to be moored or docked;
3. The period'of time the "chartered" boats will be docked;
4. Is any outside storage of materials, boats or equipment

Dear Mr. Goehringer,
Thank you very much for your letter concerning our appeals
Nos. 3117 and 3118 for Marina and brokerage sales, "C"
light industrial district. Unon advice of Counsel we must
decline to ~ive an upper li~i~ to size or number of vessel~
which may be owned by the Company; however, as to mooring
~ .docking of vessels, no more than can be handled and

premises at any ~iven time.
As to the length of time the "chartered" boats are docked,
there is no set minimum or maximum limit.
Finally, we do not anticipate much outside storage of

Declaration and Covenants
This Declaration and Covenants is made the ~day of ~ue~,
1985, by Kathrine Farr, residing at Main Road, Orient, New York, hereinafter
referred to as the Owner.
The property affected by this instrument is situate at Greenport
in the Town of Southold, County of Suffolk and State of New York and
is bounded and described as follows:
Beginning at a point on the westerly side of Manhanset Avenue distant
248.85 feet in a general southerly direction along said westerly side
from the intersection formed by said westerly side with the southerly
side of Champlin Place, and running thence S. 34° 57' 20" E. along the
westerly side of Manhanset Avenue 132.76 feet to a concrete monument
and land of Patricia Marie Kohl and Sara Preston Costello, thence along
said last mentioned land S. 23° 48' 10" W. 56.47 feet to a point, thence
along a bulkhead marking the ordinary high water mark of Sterling Basin
the following five courses and distances (the fifth course and distance
being a tie line along the approximate ordinary high water mark of Sterling
Basin); (1) N. 25° 28' 40" W. 90.09 feet, (2) N. 63° 03' 50" E. 11.46 feet,
(3) N. 24° 53' 10" W. 44.17 feet, (4) N. 65° 06' 50" E. 7.08 feet, and
(5) N. 22° 07' 50" W. 33.38 feet to the point and place of beginning.
A. Because of the limited area of the premises, the boundary on
tidal waters, the absence of a public sanitary sewage disposal system
serving the premises, conditions imposed by the Suffolk County Department
of Health Services and the Planning Board of the Town of Southold, the
Owner makes the following Declaration and imposes upon the said premises
the following restrictions and covenants:
1. The premises will be used principally for yacht rental and
marine brokerage.
2. Other than bulkheading and docks the only structure to be erected
on the premises is an office and storage building appriximately 16 x 20 feet.
3. Until such time as a public sanitary sewage disposal system
or some other approved system is available and connected there shall
be no leaching of toilet facilities; any toilet facilities shall be
of a low flow type, designed to enter a water tight monolithic holding
tank with a capacity of 900 gallons for the routine pumping of which
the Owner will at all times maintain a contractual arrangement with
a proper disposal service.
4. Any shower facilities in the building to be erected on the
premises will be connected to an on site leaching system consisting
of at least two pools eight feet in diameter and three feet deep.
5. No fuel for retail sale will be stored on the premises.
6. No boats greater in length than 14 feet shall be hauled to
and from the premises.
7. No boats other than chartered boats or those owned by the Owner
will be stored or repaired on the premises.
8. The docking of boats on the premises shall be parallel to the
existing bulkhead.
9. Ingress to and egress from the property to Manhanset Avenue
will be limited to within 40 feet of the southeast corner of the premises.
10. Other than of boats there shall be no retail sales on the
premises.
ll. No stormwater runoff resulting from the construction of the
office building and parking area shall be discharged on to Manhanset
Avenue.
Except as otherwise provided herein these restrictions and conditions
shall run with the land and be binding on the Owner, her heirs and assigns
until the authorities having jurisdiction approve abandonment, relief
or modification.
IN WITNESS WHEREOF the Owner has executed this Declaration and
Covenants the day and year first above set forth.
