tor with the following; for new buildings or new use:
I. Final survey of property with accurate location of al~ buildings, property lines, streets, and unusual
natural or topographic features.
2. Final approval of Health Dept. of water supply and sewerage disposal-(S-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"
land uses:
1. Accurate survey of p~operty showing all property lines, streets, buildings and unusual natural or

1. The "General Conditions of the Contract" of the American
Institute of Architects, Document A201, Article 1-14 (most
current edition), are hereby included (except as modified)
and are as much a part of these specifications as if written
herein.
2. Each Contractor is expected to furnish all materials and
provide all necessary labor and appliances for installation
of his work, complete in every detail, except as may be
hereinafter specified.
3. It is important that each contractor shall familiarize
himself with all field conditions, elevations and locations
etc., required for his installation whether or not shown on
the drawings or described in the specifications. Submis-
sion of proposal and bid shall be evidence that examination
has been made, and no later claims will be recognized.
4. Contractor must verify all measurements and conditions be-
fore work is begun. Report all discrepancies to architect.
Plans subject to approval by all county, city and/or State
departments having jurisdiction.
5. Drawings shall be followed as closely as actual field condi-
tions and work of other trades permit. Any piping, wiring
or materials not specified, but needed to complete the work
shall be deemed to be a part of these specifications and
shall be furnished and installed by the contractor without
any extra charge to the owner or the Architect.
6. It is expected that the contractor shall closely coordinate
his work with that of all trades outside his jurisdiction
i.e., telephone, cabinetry, etc., to insure that all sched-
ules are met.
All workmanship shall be plumb, true and of the best grade
possible. The contractor shall advise the architect imme-
diately of any conditions that may arise during the course
of the project in connection with the lay-out of the work
and its relationship with the building which may be at
variance with the information indicated on the drawings.
The contractor shall be held responsible for the accuracy of
all lines and dimensions.
Each contractor shall protect and insure his own tools,
equipment, materials, etc., being responsible for same in
every respect whether paid for or not, until his work is.
completed (when they shall be removed from the premises)
unless the apparatus, etc., has been accepted and left in
charge of the owner. (an approved signature must be
obtained.) The contractor will also be held responsible for
damage done on the premises by himself, his subcontractors,

employees and must pay for repairs, which must be carried
out to the satisfaction of the Architect. Adequate pro-
tection must be provided for all work performed.
9. The contractor shall, at the completion of the work, and
from time to time as the work progresses, remove from the
premises all surplus material, equipment, packaging, etc.
and debris including that of the telephone company, cabinet-
maker, carpet installer, etc., whether or not in the con-
tract, and leave the work areas clean and free of dust.
All areas shall be kept broom clean. Just prior to the
completion of work, the contractor shall clean all glass
partitions, window glass, floors, base, all equipment,
ceiling tile, light fixtures, lenses, etc.
10. The terms "provide", "furnish", and "install", shall be
understood to mean "furnish, deliver, install and connect up
complete." The term "approved equal" or similar term used
with reference to make or type of material to be used shall
be understood to permit the use of only such materials which
are, in the judgement of the Architect only equal in quality
suitability, etc., to the material specified herein, and
which are approved in writing by the Architect.
11. In general, no substitution of equipment will be permitted.
In the event however, that any equipment or material is not
obtainable, or for practical reasons cannot be used in the
installation, a substitution will be permitted only if the
substituted material or equipment is equal to that specified
in quality, durability, dimensions, finish and capacity
under its intended operating conditions. Permission for
each substitution must be obtained from the Architect in
writing.
All equipment and materials are to be installed according to
manufacturers' recommendations, and are to be new.

The contractor sh~ll be responsible for the payment of all
taxes, unemployment insurance, contributions, and other
expenses attributable to the wages of employees performing
required work.
The contractor will comply with all State and local codes
even in the event of conflicting requirements in the plans
and specifications at no additional cost to the owner.
The contractor shall obtain all permits, licenses and
arrange for all inspections required for execution and
completion of work. He shall pay all fees and costs in .~
connection therewith and shall obtain all necessary letters,
sign offs and Certificates of Occupancy. ..
The contractor shall furnish to the Architect, upon comple-
tion of the work, record drawings showing field changes
affecting general construction, mechanical, electrical

and plumbing work indicated as actually installed in the
building.
The contractor shall not make cause or permit a subcontrac-
tor to make any change to what is specified on the plan
without the specific authorization of the Architect in
writing.
Ail labor and material required to fully carry out the
intentions of the plans and specifications are a part of
this contract, whether or not specifically documented. The
contractor shall provide each item mentioned, indicated or
implied to achieve the intended building according to the
methods of best construction practice.
Contractor to provide all necessary sleeves for openings for
mechanical pipes, ducts, etc.
Provide steel lintels as required.
The Architect shall be the final judge of the quality of the
workmanship, and reserves the right to reject any work he
considers inferior.
The contractor shall be held to have verified all condi-
tions, details, dimensions, etc., prior to the commencement
of work. In the event of any discrepancy, conflict, and/or
omissions, the contractor shall be held to notify the
Architect immediately (within 72 hours).
The contractor shall submit shop drawings and/or samples to
the Architect for approval prior to commencement of the
work. All work performed shall be in accordance with
approved shop drawings and samples.
Do not scale drawings. Written dimensions shall govern the
work. Detail drawings shall take precedence over smaller
scale drawings.
Ail woodwork, blockings, grounds, rough bucks, and miscella-
neous blocking shall be fire protected so as to maintain
said partitions fire rating.
Ail fire rated wall and floor penetrations shall be packed
solid with approved material so as to maintain the fire
integrity of the wall.
Ail doors not located dimensionally to be located 6" from
the center of the partition to the face of the jamb.
Ail specified products and material to be installed as per
manufacturers details and directions.
Ail exposed beams and posts to be select grade fir to
receive 2 coats of approved type wood preservative.

SPECIFICATIONS:
~OUNDATIONS '~
Foundations are designed for a min. soil bearing value of
4000 lbs. per sq. ft. Compacted fill for slab on grade and
deck support shall be 90% min. comp.
2. Ail footings shall bear on undisturbed soil, to be verified
in field prior to pouring.
3. The contractor shall design and provide all shoring and
bracing required to maintain and protect the excavation.
Ail concrete shall have a minimum strength of 3000 P.S.I.
achieved in 28 days. Approved hardener, Sonneborn or equal
shall be steel troweled.
5. Ail reinf, details shall conform all applicable sections of
the A.C.I. manual, most current edition.
6. Ail framing lumber shall be No. 1 grade Douglas fir or equal
min. Fb=1500psi.
7. No back filling against foundation walls until all floors
including slab on grade are in place.
8. Provide diagonal wood bridging @6'-0" o/c typical.
9. Contractor to coordinate and install all water, electric
connections and any retaining walls.
10. Provide double joists under all partitions.
11.
Provide 2-2x12 over all openings 7'0" wide or less.
Provide 2-2x12 with 1/4' plate over all openings 7'3"

Foundation walls to be of 7 5/8" load bearing block with
openings filled with cement mix and reinforced bars. Carry
all footings at least 4'0" below adjacent finished ground
level. Plain concrete to have a minimum cement factor of 8
bags a yd. and a maximum w/c rating of 8.0 gal. per sack of
cement.
SITE
Alternate to poured in place concrete foundation walls.
WORK
The site is to be cleared as required. Ail contractors will make
every effort not to disturb or damage trees. All marked trees
are to be saved unless permission to remove said trees is given
by the Owner or Architect.
Ail backfill is to be well compacted.
Final layout of the driveway is to be approved by the Architect.
Ail debris is to be removed by Contractor.
WELL - An alternate price for providing a well for potable water.
Water service exists in street.
ELECTRICAL NQTES
Electrical installation shall be in accordance with the
requirements of NBFU, NEC and all applicable state and local
codes.
Provide and install a 200 AMP 220/110V single phase 3 wire
utility power and battery back-up smoke detection system.
System shall be complete in all respects and provide cover-
age in all areas of the building, including, but not limited
to attic space, crawl space, kitchen, cellar, stairway and
all living spaces. Submit shop drawings.
Provide and install appliance branch circuits as required
per NEC B30-154.0: individual applicance branch circuits
(NEC~B30-115.0) and general outlets as per NEC-B30-156.1.
4. Panel will be by Murray.

Circuit breaker type Square D Single pole circuits or
approved equal all labeled. 'Provide 4 extra single pole
circuits and 5 extra double pole circuits.
6. Meter location to be approved by Architect.
7. All wiring to be copper.
8. Provide 120 Volt outlets for controls, dishwasher, refriger-
ator, clothes washer, heating equipment, smoke detection

system and/or all electrically operated equipment shown on
the electrical and architectural drawings.
9. Provide 220V outlets for electric dryer and kitchen stove,
and for air conditioners.
10. Provide and install power and temperature control wiring for
heating equipment.

Provide a complete electric service from the utility company
transformers to a panel located in the cellar. Exact
location of service panel shall be as directed by architect.

Excavation and Trenching for electrical work shall be by the
Electrical Contractor - Back fill shall be by Framing Con-
tractor.
13. Ail switches and receptacles to be Leviton "Centura" color
to be selected. All switches to be mounted at 3.2" AFF.
(to align with center line of door knobs) at strike side of
door (unless otherwise noted). Receptacles mounted
horizontal @ 6" AFF.
14. Lighting fixtures (unless otherwise specified) shall be
selected by Owner under job allowance and installed complete
with all associated components (baffles), glassware, lenses
by the contractor.
15. All work shall be in strict accordance with the provisions
of all applicable local, State, and Federal codes, laws,
ordinances and regulations.
PLUMBING WORK
1. GENERAL
Ail work furnished and installed under this contract
shall be in strict conformance with the requirements of
state and local plumbing codes, utility company regula-
tions and accepted good practice of the trade.
This contractor shall furnish and install all labor,
materials, equipment, tools and temporary work required
for the installation of a complete plumbing system for
the premises, ready for safe operation of the systems
herein described.
The intent of these specifications is to provide com-
plete installations of the various systems described.
herein. Any listing or indication of items furnished
or work to be performed shall not be construed to be
complete in itself, and shall not limit the general'
requirements to furnish and install all work, equipment,
accessories, controls, etc., to complete the contract in
a substantial manner.

2. S~OPE 0F WORK
a. The scope of work shall include the following but shall
not be limited to:
1)
A complete sanitary drainage system including all
plumbing fixtures, floor drains, piping, hangers,
clean-outs, vents, fittings, to be connected to
existing lines and house trap in pit with cover and
frame, fresh airs inlets, etc.
2)
Complete cold water service including all meters,
valves, piping, etc., are to be connected to
existing lines.
3)
Cold and hot water systems, including piping,
hangers, valves, pumps, etc., and connections to
fixtures and equipment.
4)
In connecting to equipment, this contractor shall
follow manufacturer's recommendations as to size
and arrangements of connections, and as shown on
drawings.
5) Supports, hangers sleeves, estrucheons, etc., as
required.
6) Cutting, excavation and backfill.
7)
Contractor shall conduct all tests required or
necessary in the presence of the Owner or his repre-
sentative and no test shall be considered final
until it meets with his approval. In addition the
contractor shall make all tests required by the
controlling ordinances.
8) Insulation of piping, valves, fittings, etc.
9) Flashing.
10) Access doors.
GUARANTEE
Upon completion of the installation, the Contractor shall furnish
a signed written guarantee to the Owner, guaranteeing the
plumbing installation against faulty materials, equipment, and
workmanship for a period of one year from the date of final
acceptance. Any defective materials, equipment, or workmanship
shall be replaced and/or repaired by the contractor without
additional cost to the Owner.

PIPING
Ail piping shall be sized and of a material to meet all codes and
ordinances.
VALVES
Gate valves shall be of the solid wedge type with non-rising
stem and shall have top seat for packing under pressure when
wide open. Check valves shall be of the horizontal swing
type. All valves shall be of all bronze construction.
TRAPS
Provide as required.
Cleanouts shall be provided and set at ends of all drains, soil
lines, traps and wastes, at changes of direction and at the base
of all rising lines, so that the interior of the systems may be
accessible throughout. They shall be of the same size as the
pipes and closed gas tight with cast brass plugs and ferrules.
SLEEVES
Pipes passing through floors and partitions shall be provided
with steel galvanized iron pipe sleeves.
WATER $~P~_SYSTEM
Run piping free from traps wherever possible, and valve for
complete control. Run all piping concealed in partitions
or above suspended ceilings.
Air Chambers= An air chamber shall be installed at the top
of the hot and cold water risers, two sizes larger than
size at top of risers with a minimum size of 1 1/2" and a
height of 24".
c. Furnish and install vacuum brakers where required by local
and state Plumbing Codes.
d. Hot and cold water risers shall have control valves at the
base of each riser and at branch piping to fixtures.
Hose bibbs: Hose bibbs shall be 1/2" cast brass with 3/4"
threaded outlet and metal handle. Provide two exterior hose
bibbs located as directed by Architect.
Provision shall be made for expansion and contraction of all
pipes, and the piping shall be arranged with necessary
expansion loops and swing joints.

DRAINAGE SY TEM
Furnish and install complete drainage systems including all
drainage and vent piping connection to plumbing fixtures and
other equipment requiring same, and house trap. Terminate
drainage piping 5'0" beyond exterior wall of building.
b. Provide full septic system as shown on sanitary architec-
tural drawing.
c. Furnish and install a floor drain in the cellar room
located as directed by the Architect.
Flashing for pipes through the roof shall be furnished and
installed by Plumbing Contractor (4# lead flashing). This
contractor shall install a sleeve over pipe and flashing with
a joint above the flashing to form a watertight roof coupling
and allow for expansion.
a. Cold Water=
1)
Material - 3/4" thick glass fiber pipe insulation,
Johns-Manville Micro-Lok or approved equal with white
flame retardant vapor barrier jacket.
b. Hot Water:
1) Material - Glass fiber pipe insulation, Johns-Manville
Micro-Lok or approved equal, 3/4" thick.
The contractor shall install insulation only after all
inspections and tests have been performed and piping is
accepted as tight and free of leaks.
PLUMBINg FIXT.URES AND APPk!%NCE$
a. Plumbing fixtures, faucets, fittings, etc., and appliances
shall be supplied by Owner. Contractor to install with all
necessary hookups, valves, etc.
Each water supply to fixtures shall be provided with loose
key stops. All exposed piping and trim shall be chrome
plated. Fixtures shall be complete with required carriers,
hangers and supports.

WATER HEATER
a. Furnish and install hot water heater of size and manufacture
specified below.

b. Electric fired hot water heater shall be Model No. EES-52
"Permaglass III" as manufactured by A.O. Smith Corp.,'or an
approved equal. Heater shall be electric'fired and shall
have a 50 gallon storage tank and recovery of 39.6GPH at 100
F temperature rise. Heater shall be warranteed for a period
of 10 years.
CUTTING AND CLEANING
a. Contractor shall do all cutting and drilling of holes for
his work.
b. Ail plumbing systems and fixtures shall be thoroughly
cleaned to the satisfaction of the Architect and Owner.
c. Ail refuse and unused materials belonging to this trade
shall be removed as the work progresses.
HEATING SYSTEM
Elect. base board convectors to be designated by engineer
retained by contractor. System to heat to 70 F when outtside
temperature is 0 F with 30 MPH wind. Provide integrated
humidifier. Each' room to be a separate zone.
Registers/grilles to be selected by Architect.
FRAMING AND MATERJALS
Grade marked lumber for structural use will bear grade marking
when it is delivered to site. Framing to be of 4"x6" sill and
4"x4" plate. Platform framing throughout. Firestopping every
20'0".
Ail steel connections to be standard connections welded or field
bolted.
Interior walls to be 2"x4" wood studs, 16" on center with 1/2"
gypsum board, both sides, taped and spackled.
Exterior walls and plumbing walls to be 2"x6" wood studs, 16"
on center polyethyene vapor barrier and 1/2" gypsum board on
inside.
Exterior side to be 1/2" sheathing, 1/2" insulation board ,
building paper and l"x4" tongue and groove clear white cedar.
Bathroom and kitchen walls and ceilings to receive 1/2" W-R
gypsum board taped and spackled with water resistant joint
compound prior to finishing.
All gypsum board fastened to studs with approved 1" minimum
trumpet head dry wall screws set below surface.
Subflooring to be 3/4" plyscore C-D with exterior glue.

All plywood to be exterior grade. Ail exterior nails to be
galvanized.
For closet doors provide hollow core, birch veneer bi-fold doors
with wire pulls polished chrome. Doors are full height.
Ail marble saddles are 1/4" thick unless otherwise noted.
All load bearing wood walls to carry double wood header.
Floor to open deck or terrace to be of ! 1/4" x 4" planks for
decking. Construct deck independent of house, minimum space 1/2"
between planks. Post to be 8" diameter set in ground. Pressure
treated lumber to be used. (reference: floor plans)

Stucco exterior alternate price by contractor. (Stucco paint
surface over exterior treated plywood over exterior treated

lengths. Lapped 6" all directions, extra strip 6" wide all door

Bridging shall be solid and set at midpoint of span. It shall

temperature, high gloss enamel paint.
Wood cabinets (kitchen and bath) are to be supplied and instailed
by contractor.
All mirrors are polished plate with polished edges. SEE PLAN FOR
