THIS INDENTURE, made the 28th day of June, 2022, between
Rosemary W. Gutwillig, residing at 109 Bay Avenue, Greenport,NY 11944,
party of the first part, and
Rosemary W. Gutwillig as Trustee of the Rosemary W. Gutwillig Revocable Trust u/d/d
6/28/2022, residing at 109 Bay Avenue, Greenport,NY 11944,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of$10.00 (ten dollars),
lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL that certain plot,piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County
of Suffolk and State of New York, more particularly bounded and described as follows:
BEGINNING at a point on the southerly line of Bay Avenue, 514.44 feet easterly along said
southerly line from Carpenter Street; from said point of beginning running along said southerly
line of Bay Avenue,North 74 degrees 15 minutes 50 seconds East 152.56 feet;
THENCE along the southwesterly line of Bay Avenue and into the waters of Greenport Harbor,
South 55 degrees 16 minutes 50 seconds East 105 feet , more or less;
THENCE southwesterly along the bulkhead at ordinary high water mark of said Greenport
Harbor, 130 feet, more or less;
THENCE northwesterly along said bulkhead at ordinary high water mark, 115 feet, more or less;
THENCE westerly along said bulkhead 39 feet , more or less;
THENCE through land of the party of the first part,North 22 degrees 58 minutes West 78 feet,
more or less, to the point of BEGINNING.
BEING and intended to be the premises conveyed to the party of the first part by deed dated
March 27, 1984 and recorded on April 5, 1984 with the Suffolk County Clerk, Liber 9540 Page

SAID premises being known as 109 Bay Avenue, Greenport,NY 11944.
TOGETHER with all right, titlel and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
