lying and being at Cutchogue, in the Town of Southold, County of
Suffolk and State of New York, being more particularly bounded
and described as follows:
BEGINNING at a point on the easterly line of Meadow Lane
(which point is North 13 degrees 01 minutes 40 seconds East, a
distance of 340.00 feet from the intersection of the easterly
line of Meadow Lane with the northerly line of New Suffolk
Avenue) ; RUNNING THENCE North 13 degrees 01 minute 40 seconds
East, a distance of 120.23 feet to land now or formerly of Mary
Karen Land; THENCE along said last mentioned .land and land now
or formerly of Wickham, North 89 degrees 56 minutes 40 seconds
East, a distance of approximately 370 feet to land of Wickham
and the westerly side of West Creek; THENCE in a southerly
direction along said last mentioned land 214 feet, more or less,

minutes 20 seconds West a distance of approximately 365 feet, to
the easterly line of Meadow Lane at the point or place of

the parties of the first part in and to the meadow, waters, and
lands under water of West Creek in front of and abutting said

TOGETHER with a free and unobstructed use in common with
other owners of a right-of-way for passage on foot over a
certain Private Road two (2) rods in width running from New
