WITNESSETH, that whereas letters of administration were issued to the party of the first part, by The Surrogate's
Court of Suffolk County, New York on July 31, 2017 and by virtue of the power and authority given by Article 11 of
the Estates, Powers and Trusts Law and in consideration of distribution of the Estate of Curtis F. Davids to the party
of the second part, does hereby grant and release unto the party of the second part, the distributees or successors
and assigns of the party of the second part forever,

TOGETHER with all right,title, and interest, if any, of the party of the first part in and to any streets and roads
abutting the above-described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate which said decedent had at the time of the decedent's death
in said premises, and also the estate therein,which the party of the first part has or has power to convey or dispose
of, whether individual or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of SECTION 13 of the Lien Law.

All that certain plot, piece or parcel of land, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and designated as Unit Number
20 on a certain Condominium plan entitled, 'Map of Mooresland, aka Pheasant Run Estates
Condominium I" filed in the Office of the Clerk of the County of Suffolk on 12122194 as
Map Number 257 and amended on'6/13/96, together with an undivided 5% interest as tenant
in common in the common elements of the Condominium described in the Declaration of
Condominium recorded in Liber 11667 page 495 and amended by Liber 11778 page 167 and
Liber 11720 page 629, said Condominium being bounded and described as follows:
BEGINNING at a monument'set at the intersection formed by the southerly line of Middle
Road (C.R. 48) with the easterly line of Moore's Lane;
RUNNING THENCE from said monument and point and place of beginning in an easterly
direction along the southerly line of Middle Road (C.R. 48) the following two courses and
distances:
1) North 65 degrees 54 minutes 50 seconds East a distance of 96.77 feet to a monument;
2) North 69 degrees 00 minutes 20 seconds East a distance of 695.97 feet to a point and
lands now or formerly of John A. Costello;
