THIS INDENTURE, made as of the 29" day of September 2022, between
STELIOS TATSIS, having an address at 5042 Horatio Parkway, Bayside, New York 11364
("Grantor") and WYANDANCH REAL ESTATE CORP., a New York Corporation, having an
address at 1325 Locust Avenue, Bohemia, New York 11716 ("Grantee").
WITNESSETH :
That Grantor, in consideration of Ten Dollars ($10.00) and other valuable
consideration paid by Grantee, does hereby grant and release unto Grantee, the heirs or successors
and assigns of Grantee forever, all that plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Village of Greenport, Town of
Southold, State of New York, and known as 950 Tasker Lane, Greenport, New York (District:
1000, Section: 033.00, Block: 04.00, Lot: 037.000) (the "Premises"), as more particularly
described on Exhibit A annexed hereto and made a part hereof,
Together with all right, title and interest, if any, of Grantor in and to any streets and
roads abutting the Premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of Grantor in and to
said Premises;
Being and intended to be the same premises described in a deed made by John C.
Stathakis and Katy Stathakis, his wife, and recorded July 27, 1981, in Liber 9042, at Page 397;
TO HAVE AND TO HOLD the Premises herein granted unto Grantee, the heirs or
successors and assigns of Grantee, forever;
AND the Grantor covenants that the Grantor has not done or suffered anything
whereby the said Premises have been encumbered in any way, except as aforesaid;
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that
Grantor will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvements at the Premises and will apply the same first to the payment of the cost of the
improvements before using any part of the total of the same for any other purpose.
