All that certain plot, piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being at Fishers Island,Town of Southold,County of Suffolk and
State of New York, designated as Lot No. 54 and the westerly one-half of Lot No. 55'on
a certain map,entitled "Plan of Peninsula at Fishers Island, owned by Charles W. Hedge
and Frances G.Thorp",by Chandler and Palmer,Engrs.,Norwich,Conn.,filed in the Office.
of the Clerk of the County of Suffolk on March 11, 1913 as File Number 223.
Said premises are also described as follows:
BEGINNING at an iron pipe on the southwesterly line of Peninsula Road,said pipe being
located 1846.12 feet North of a point which is 689.52 feet East of a monument marking the
United States Coast and Geodetic Survey Triangulation Station "PROS'; and
RUNNING THENCE South 23 degrees 09 minutes 30 seconds West,about 106 feet to the
shore of the Inner Bay of West Harbor;
THENCE southeasterly about 79 feet along said shore line to land of Paul D. Vartanian;
THENCE North 23 degrees 55 minutes 00 seconds East,about 97 feet to an iron pipe on
the said southwesterly line of Peninsula Road;
THENCE North 72 degrees 58 minutes 00 seconds West,76.52 feet along said road line
to the iron pipe at the point of BEGINNING.
TOGETHER WITH all the right,title and interest, if any,of the party of the first part in and
to the shores of Inner Bay of Great Harbor adjoining said premises and in and to the land
under the waters of said Harbor adjoining said premises.
SUBJECT TO easements and rights of way within a strip of land 5 feet wide along the
northerly boundary of said lots fronting on a 20 foot right of way shown on said map for the
erection thereon of poles to support wires for the transmission of electricity for light, heat,
telephone and for other purposes and for the construction,operation and maintenance of
pipe lines and conduits under the surface of said reservation for any lawful purpose
whatsoever, said easements and rights of way having been reserved by Fishers Island
Estates, Inc. In deed recorded in Suffolk County Clerk's office in Liber 3067 at page 202.
TOGETHER WITH an easement for ingress and egress from the premises above
described over and along the 20 foot right of way shown on said map leading from said
premises to the roadway sometimes known as Peninsula Road or such other roadway as
now or may hereafter exist connecting said Peninsula with the public highway.
