Robert Staron Southold, New York pa~e t of ~ At your r~quest I have examined a drawing dated 10/30/86 and labeled '20'X 24' Extension to rear of House of Mr.& Hrs. Robert Staron", a lumber >ilst for this extension from Southold Lumber dated 11/19/86, twelve photos said to have been taken of the premises where the extension took place, and a three page report about the worksite written by Edward F. Hindermannto Robert P. Staron dated January 13, 1987. Each of the documents I looked at I initialed. You asked me to examine these documents and comment on the structural adequacy of the extension you said you constructed for the Starons. New Beam: Where the existing house is connected to the new extension it was necessary to create a new opening and to bridge that opening with a new load supporting beam~ Yo6 t61d me you used 2X12 lumber and 3/4" plywood to make a built up b~am consisting of 3-2X12 and 2-3/4"X12" plywood plates· The lumber list-~r-~h~ro~ect includes 3-2X12, 12 feet long which would not make sense for any location on the pro3ect except for the beam in question, ln* addi-tio~-photos number 3 through 10 inclusive show a 12" deep built-up beam. You told me these photos were taken at the location of the new Heam ~kt~r -lt~ installation. Using the most conservative ~igur~ in c~lculating the loading on this beam ~ conclude that the-~am ts more than adequate to handle existing and anticmpated loading and is overdesigned by at least 50%. Furthermore, contrary to Mr. Hinderman~ observations and after looking at the photographs, I conclude that the beam is acceptably supported at each end. It appears from lookzng at the photos that at the juncture of the old attic rafters and roof rafters ~with the new built-up beam (a flush framinG condition) metal 3oist hangers were omitted. }~h[le good nailin~ of these members together could preclude the need for metal hangers, they are requlred by Code. However, I could see no evidence of slippage or failure in these connections. In any event, this omission can be easily corrected at little cost. Photo number 3 shows three plywood hangers or struts which extend from the beam to one of the new ~X8 roof r~fters. These struts contribute to the overall structural integrity of the building extension, but could have been eliminated. The beam is not being supporting by these struts as ~fr. Robert Staron Southold, New York page 2 of New floor framing: The new extension is sized 26 feet by 20 feet in plan according to your drawing. The floor-framing ~onsistlng of 2Xg floor 3olsts spaced 16" apart and supported at midspan by a built-up girder consisting of 3-2~8 on 6'-6" centers-is designed well within building code limits. The fact that the framing of the new addition is designed to run at right angle to the framing of the existing house framihg is not a factor in the structural stability of the entire dwelling. Collar ties: ~r. Hindermann has ~fi[~n dn'-page %hd~ of his r~po~t that "collar ties were installed too far apart." In fact, collar ties are not required or necessary in thi~ ~e~T~h ye¥~-~--~f~ ~-~tiona~l structural stability.
