STRANG March 14, 1988 Mr. Irwin Thompson c/o Thompson's Emporium 55765 Main Road Southold, New York 11971 Re: New Retail Complex Dear Irwin: As a result of a field inspection, I observed that the con- tractor has installed a ribbon nailer for attaching the mez- zanine floor joists to the exterior wall. This differs from the sister-stud support shown on my drawings. The above sub- stitution was discussed with Spencer and he indicated that adequate attachment of the ribbon to the wall will be pro- vided. I advised Spencer that it will be necessary t~ receive writ- ten authorization from the Building Department for this de- viation from the filed drawings, as well as his receiving my approval when the ribbon is secured to the wall. At Mr. Fisher's request, I redesigned the supporting girder system for the mezzanine, which will allow him to use three (3) 1-3/4" x 12" Microlam girders at the center of the mez- zanine, provided the three members are properly glued and bolted together, in compliance with the manufacturer s specl~-i-6-~-i-b~ I have not been advised of the final outcome as to resolution of the basement girder condition, as per my letter of March 3rd. Box 867 Riverhead, New York 11901 Re: Thompson's Dear Spencer: As per a field inspection of the 29th and a meeting with Sal today, it is evident that the the mezzanine and storage loft Microlam girders are attached to the columns, in a manner differing from that shown on my drawings. This installation severely de'creases the structural integrity of the col e ' _ umn for th imposed loads. It is imperative that a structural engineer be reta~ned im- /~mediately, at no expense to the Owner, to analyze this condi- /tion and design a solution, so that the columns will be ca- pable of supporting the proposed design loads. That all three (3) girders in the basement be reinforced with lally columns, with no span to exceed 6'. Any column shown on the drawings to be installed in compliance with same. Additional columns to be installed on independent footings of the same size as those which are existing. All columns will have a top plate of 6" x 12" x 3/4" thick, and a base plate, as shown on the drawings. A bearing partition must be installed below the center girder on a continuous poured concrete footing, 24" wide by 12" thick, with three (3) ~4 reinforcing bars, running con- tinuous and parallel the full length of the footing. The bearing wall will be constructed of 2 x 6 Douglas fir studs at 16" o.c., with a minimum of two (2) rows of continuous horizontal blocking (2 x 6), equally spaced. The above is a direct result of an unauthorized change made by the contrac- tor to a girder of less structural integrity than that specified on my drawings. (Refer to my letter to Mr. Fisher of March 3rd). 2. The existing ribbon nailer, which was installed to sup- port the mezzanine floors, differs from that shown on the drawings and must be accepted in writing by the Building De- partment, as per letter of March 14th. 3. There must be adequate support provided below each mez- "zanine girder, where it intersects the exterior wall. This OCCURS at six (6) locations. In addition, a solid column providing continuous bearing from the foundation wall up to the roof girders must be installed. This also occurs at six Mr. Irwin Thompson April 6, 1988 Page Two 4. As per letter of March 30th, the condition with respect to connection of the mezzanine girders to the columns is not in compliance with the drawings. It was agreed that Spencer will engage the services of a licensed, Professional Engi- neer, to design an adequate connection for the imposed loads and file copy of the design, bearing h.is seal, with the Building Department for their approval. An additional sealed copy will be forwarded to my office for the record. 5. The two center columns, which are to receive the exte- /wiOr wall bracing, are to be notched 1-1/2" on the east and est sides, as per the detail on the drawings. If there are any questions, please contact this office prior to making cu ts. 6. An excavation on the west side of the basement has begun t~6 undermine one of the footings. This condition must be / /~roperly resolved immediately, to avoid a failure of the ~/ '~ooting. All of the above should be done prior to any further work proceeding. The bearing wall will be constructed of 2 x 6 Douglas fir studs at 16" c.c., with a minimum of two (2) rows of continuous horizontal blocking (2 x 6), equally spaced. The above is a direct result of an unauthorized change made by the contrac- tor to a girder of less structural integrity than that specified on my drawings. (Refer to my letter to Mr. Fisher ..of March 3rd). 2. It is noted for the record, however, that in the event that appropriate approval(s) from the Southold Town Planning Board concerning the division of this property is not approved, the setbacks must be maintained as required by Article VI, Section 100-62(E) and Article VII, Section 100-71, for a minimum sideyard at 25 feet and rearyard setback (at the northerly yard area for this corner lot) at not less than 35 feet. 7. It is the opinion of this Board that although the amount of relief requested to reduce the sideyard of the exist- ing structure (as exists) to not less than 16~feet i.s substantial; however, the lot width (frontage) .of the abutting parcel will be increased, which would alleviate any potential setback difficulties on an 85-ft. wide parcel with the additional 15 feet (to 100 ft. in width). Article VII, Section 100-71 Bulk Schedule of the Zoning Code requires a minimum si. deyard at 25 feet and total sideyards at 50 feet for this vacant parcel (1000-63-03-09), leaving a more feasible building area.
