NOTE: House will be open for work to begin September 13, 1987. Project to be
completed by May i, 1985.
NOTE: See Site Plan on Cover Sheet of Architectural Drawings for location of areas
called out as Garag% Offic% Addition, and Main House in following specifications.
SECTION I = GENERAL CONDITIONS
~ All work shall conform to State of New York Uniform Fire Prevention & Bu,ldmg
Codes as well as to the Town of Southold ordinances.
- The building permit will be obtained by Architectl other permits and certificate of
occupancy must be obtained and paid for by General Contractor and subcontractors.
- These Specifications and the accompanying Plans are intended to be, and shall be,
considered as mutually explanatory. Anything set out m one and not in the other
shall have the same force and effect as though full set out in both. It is the intention
that this lob shall be complete in every detail insofar as covered by the Plans and
Specifications, and no attempt has been made to enumerate all the articles that go to
make up the finished work.
- Before ordering any material or doing any work, each contractor shall verify all
measurements at the building and shall be responsible for the correctness of same.
No extra charge or compensation will be allowed on account of difference between
actual dimension and the dimension and the measurements indicated on the Drawings.
Any difference which may be found shall be submitted to the Architect for
consideration before proceeding with the work.
- Should the contractor discover errors or omissions in the Plans and Specifications, he
shall immediately notify the Architect in writing and shall not proceed with that
portion of the work until he has received written instructions from the Architect.
Each subcontractor shall carefully examine all connecting work before applying any
of his work, and if such is not correctly located or not in correct condition, he shall
notify the General Contractor to have same corrected~ and shall not proceed until
same has been done. If he proceeds without said notice, he assumes ail responsibility
of repair and cost of repair.
All workmanship shall be of the best accepted practices of each grade.
All materials and labor are to be guaranteed for a minimum of one (1) year.
SECTION 2 - EXCAVATION~ DRIVEWAY~ SITEWORK
- The contractor shall keep the site reasonable uncluttered during construction and
remove all rubbish~ surplus~ and tools at completion.
- Care should be taken to preserve trees and vegetation near building during
construction. Trees to be cut and removed are to be specified by the architect and
done by others.
- The contractor shall immediately relay to the architect any information which is
discovered concerning the structural strength or subgrade conditions which conflicts
wlth~ or is not sufficiently allowed for, by the architect in his documentation.

- Driveway to be changed as shown on cover sheet. New surface consists of even
grading with #" min. gravel. Incongruent areas of existing drive to be resolled and
reseeded.
- Electric and telephone wires to be run underground from street distributed soll and
reseeded.
SECTION 3 - FOUNDATION AND CONCRETE
New crawlspace foundations to be steel reinforced 8" c.m.u, or poured concrete on
2#" x 12" footing at 3'-6" below fimsh grade.
Post pads are to be 2#" x 2~" x 2" w, th steel reinforcing
- Below grade drain pipe in gravel bed to be used to track water away from crawlspace~
footings, and downspouts.
- Dampproof all walls below grade at crawlspace with two (2) coats 'Bltumastic #50"
or equal~ sprayed on.
- Light grey plaster "Parge" coat to be applied to ali visible new concrete surfaces.
- F~ll windows and openings for secure anchorage.
CONCRETE
- Footings: Poured concrete, 1:2:# mix, 3000 psi compressive strength over undisturbed
soil.
- Basement Slab: Poured concrete, l:2:t~ mix, 2500 psi compressive strength, t~,,
minimum thickness over 4" base of gravel with waterproof membrane under slab, 6
mil VISQUEEN min.
- Slab Reinforcing: Minimum ~" x ~" i0/10 mesh.
SECTION t~ _ BUILDING PREPARATION
- See Demolition Drawings for existing conditions and affected areas.
- Check and sure up underpinning at porch columns which will remain.
- Remove all roofing and flashing on Main House and Addition only.
- Remove roof furring only where damaged.
- Remove and replace any remaining water damaged roof framing with same.
- Remove "hidden" gutters except at East Main entrance at Main House and water
damaged finish wood at eaves.
- Remove and replace any water damaged wall or floor framing or sill plates with
treated S. Pine of same dimensions and pressure treated sill plates.

Remove and replace any water damaged wail sheathing with same.
- Remove and replace any broken or water damaged shingles and trim with same.
- All framing should be adequately headered and braced after be,ng cu`c, as reqmred m
remainder of spec.
- All floors should be checked for level and jacked if necessary.
- Check all wiring and electr,cal devices panel box and circuit breakers to be expanded.
- Plumbing supply should be tested for leaks.
- Check all existing w, ndows for operablhty and adjust accordmgly. Sand interiors of
sashes and frames to a sound subs'crate. Retouch any exposed wood with a good
quah`cy whim primer.
- Remove all scal,ng paint and caulk on exterior of bu, ldmg to a sound substrate by
sanding or wirebrushing. Sand any remammg glossy surfaces. Treat any areas
attacked by mildew. Retouch any exposed wood with a good quality white primer.
- Prepare old ;~ara;~e bmldm~ to be moved `co South s~de of Mare House. Brace bmldmg
and cut wall framing as close to sill plate as poss,ble.
- Remove wood remains from slab and foundation to prepare for extentlon of concrete
pav,ng.
SECTION 5 - WOOD FRAMING & SHEATHING
- Use structural mater,als as follows:
Wood framing members to be dxmens~oned, seasoned Him Fir (#2 or better).
Structural members, headers, beams, stringers 3" and larger to be kiln dried, Fb =
1150 mm,mum.
SHI plates: pressure treated lumber 2" x 8".
3rests and Rafters (exposed or covered): Hem Fir (#2 or better), prime
construction grade, Fb = 1150.
Studs and Plates to be 2 x 6 KD spruce or equai at 16" o.c. with i toe and 2 top
plates.
Use Teco Imst connectors at all headers and beams and as reqmred. Double up on
all lmSts runmng under and parallel to partitions.
Wall and Floor Sheathing: 5[8" structural plywood DFPA sWuct. II A-C. Double
layer at tile finish floors.
Roof 5heathm~ (where required): 5/$" APA rafted sheathing 32/16 ex`cerior
plywood. Use Sd nails at 6" o.c. at panel edges and 12" o.c. at intermediate
supports.

SECTION 5 - WOOD FRAMING & SHEATHING (Continued)
- Ali fastenings, bolts, common nails, etc., unless specifically called out shall be
according to sound, accepted construction practices and conforming to Section 5,
Timber Construction Manual, AITC.
- Beams: between existing living room and new extension to have steel float plate
1 2--/~8" between (Z) 2 x I2's.
- 2 x 6 collar ties to be bolted to top plate at "cathedral ceiling" in Addition.
SECTION 6 - EXTERIOR CLADDING~ STORM DRAINAGE & PAINT
- Use cladding materials as follows:
- Roof: white cedar shingles, extra grade, on existing furring, exposure to match,
with triple layer at all eaves.
Rakeboards~ ridlgeboards~ fascias, clear cedar for #3 or better paint.
Soffits: clear cedar for pant with provision for venting.
Walls: white cedar shingles, for paint to match existing. Underlay with "TYVEK'
building paper to Dupont's specs.
Deckl?_g.: 1" x /~" good quality cedar, installed over joists with spacer of #15 bldg.
~ (Note: provide for painter to stain joists etc. before installing decking.)
Windows and doors: see schedules attached.
Seal all water vulnerable seams, such as nail holes, ridge vents, shingles over
eaves, and vent stacks, with roofing cement, neoprene gaskets, or boots.
Gutters are to be #" shop painted ogee box style, mounted as close to top of fascia
as possible, set at min. slope, and located as shown on existing building and
addition. All corners to be continuous and mitered.
Downspouts are to be 2"d shop painted aluminum to conform to layouts described.
Downspouts should dram into subgrade leaders connected to perimeter drains.
Seal all a~r~ watery and insect vulnerable seams in new and existing walls with a
good quality butyl caulk.
All raw exterior wood surfaces including doors and windows, should be coated with
a good quality white primer, tinted to the eventual finish color.
Exterior finish color scheme will have 3 colors and be issued by architect.
Remainder of exterior wood surfaces., gutters, downspouts, and drip edges are all
to be finished with 2 coats of any good quality satin or semigloss latex house paint
in white to match white on Main house.

SECTION 7 - THERMAL & MOISTURE PROTECTION
- Insulate under floors, at crawlspaces and bay windows with 7-1]2" R-22 kraftback
fiberglass baits. Apply kraft facing towards interior. Apply "TYVEK" braiding paper
by Dupont under all floor insulation and staple well to joists.
- Insulate all new walls with 6" R-19 fiberglass batts. Insulate wall between garage and
office and interior partitions around bathroom with same.
- Insulate existing North wall of Main house with blown-m cellulose.
- Insulate ceiling portions of Office and Addition with R-19 fiberglass baits, layed on
ceiling joists.
- Insulate roof rafters in Addition with appropriate thickness of fiberglass baits to
match rafter width, allowing 2" air space above for venting.
- Insulate roof rafters in Main house with appropriate thickness of fiberglass baits to
match rafter width, allowing 2" clean air space above for venting at tops of rafters.
- Apply cont. t, mil poly vapor barrier against interior of all roof, soffit, and wall
surfaces which are insulated, including interior bathroom and interior garage wail.
Lap well, tape all iomts and edges, seal to all windows and doors with caulking, glue
to vapor barrier electrical boxes, and tape at roof penetrations.
SECTION 8 - MASONRY & CHIMNEYS
- New fireplace to be built in Kitchen to be nominal # x 8 x 2-2/3 modular red brick.
Brick to be approved by architect.
- F~replace flues in existing chimneys (8 total) to be cleaned as required and have spark
attester and rain cap restarted.
SECTION 9 - INTERIOR FINISHES & MILLWORK
- See Finish schedule (attached).
- Kitchen cabinets will be design build by Subcontractor.
SECTION I0 - HEATING
- Existing furnace to remain.
- Existing single zone distribution and return loop to be replaced by 3 zone systems,
each with circulator and thermostat.
- Existing piping ,s to be stripped of its asbestos insulation and reused after cleaning
only where most efficient.

SECTION 10 - HEATING (Continued)
- New pipes should be as orderly as possible and allow for maximum headroom in
basement.
- Zone i - entire basement, 2nd £1oor and all rooms on 1st floor. (Except the Whirlpool
room, the Den and the Sunroom~ which comprise Zone 2). Zone 3 ,s the 3rd floor.
Tubing located in crawlspace is to be set on the interior side of floor insulation or to
be insulated with pipe insulation to match tubing size.
- Existing wood stove in Off~ce to be put in working order.
- Additional radiators will be required in the Addition, the Kitchen, the extended
Living Room, and in one 3rd floor Guest Room. Have heating subcontractor advise on
size, location and manufacturer. To be approved by Architect.
- All work and materials shall be guaranteed for a period of one (l) year from date of
acceptance by the Owner.
SECTION I1 - ELECTRICAL
- Electrical service should be upgraded as required to compensate for increased load.
- All wiring is to be copper Romex of appropriate sizes.
- All electrical boxes in exterior or other vapor protected walls and ceilings are to
have plastic vapor barrier boxes properly sized and glued to vapor barrier.
- All electrical boxes are to be standard all metal units, properly sized and shaped for
their function with approved connections completely enclosed. Ail boxes are to be
flush to finish with none hidden.
- All visible switch, receptacle, and m~scellaneous outlet boxes for which cover plates
have not been supplied by a fixture manufacturer, should get standard plastic covers
in ivory. All other boxes are to get standard metal covers.
- The location of outlets as shown on Dwgs. g/ME-I & ME-2 are approximate only and
contractor shall carefully locate same centering all outlets where required.
- For listing and location for all lighting fixtures and outlets and switches, see Dwgs.
ME-1 & 2. Where no fixture is specified it w,ll be supplied by Owner.
- Intercom units (with capacity to carry music from stereo) to be located in Kitchen,
Living Room, Sunroom, Basement, Master Bedroom, third floor hall and office.
Wiring to be concealed behind finish woodwork.
- Electrical schedule attached.

SECTION 12 - PLUMBING
- All domestic hot and cold water d~stribution is to be via K or L copper tubing of
appropriate sizes with standard soldered fittings and Iomts as required, except all
exposed tubing, valves, and trim at plumbing fixtures to have standard chrome finish.
All tubing located in exterior walls or floors is to be set on interior side of insulation.
Shock relief should be provided at plumbing fixtures where requ~redo Allow for
drainage of system.
- All tubing located anywhere that it is protected from cold by less than 6" fiberglass
insulation, shall be insulated with pipe insulation to match tubing size.
- All waste water pipes and vents are to be PVC of appropriate sizes with standard
solvent welded joints, cleanouts, traps, cleanouts, traps, and fittings as required. All
fixtures are to be vented according to code with ventstacks emerging from roof
where needed through standard rubber boots and flashing.
- All plumbing fixtures are in either white or stainless steel finish with chrome fittings,
standard drains and flanges.
- Plumbing schedule attached.
SECTION 13 - LANDSCAPING
- Plant over any disturbed soil with a good quality hardy rye grass suitable for a lawn.
Cover all new planting with hay.
- Plant groupings of combination deciduous and evergreen trees to the South of
Addition at property line. Types and exact layout to be approved by Architect or
Owner,
SECTION 14 - MISCELLANEOUS
- Supply and install conventional bathroom accessories and mirrors as required by
Owner.
- Assemble and position (in the basement) the following exercise equipment: - (1) Universal Tredex No. 292# Treadmill.
- (1) Universal Power-Pak 300 Weight machine.
- (1) Stationary exercise bicycle to be approved by Owner.
- (1) Punching bag.
- (I) Floor mat.
