APPLICATION FOR CERTIFICATE OF OCCUPANCY
A. This application must be filled in by typewriter OR ink and submitted to the building
inspector with the following: for new building or new use:
1. Final survey of property with accurate location of all buildings, property lines,
streets, and unusual natural or topographic features.
2. Final Approval from Health Dept. of water supply and sewerage-disposal(S-9 form).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Sworn statement from plumber certifying that the solder used in system contains
less than 2/10 of 1% lead. .-
~ 5. Commercial building, industrial building, multiple residences and similar buildings
and installations, a certificate of Code Compliance from architect or engineer
responsible for the building.
~ 6. Submit Planning Board Approval of completed site plan requirements.
B. For existing buildings (prior to April 9, 1957) non-conforming uses, or buildings and
"pre-existing" land uses:
1. Accurate survey of property showing all property lines, atreets, building and
unusual natural or topographic features.
2. A properly completed application and a consent to inspect signed by the applicant.
If a Certificate of Occupancy is denied, the Building Inspector shall state the
reasons therefor in writing to the applicant.

Dear Sir/Madam,'
Enclosed please find our Site Plan with revisions to include
a paved parking area in the front of the property with
required drainage. Please note that it is not our desire
to upgrade the paving to an impervious material; we feel
the existing crushed stone driveway and parking area is
more in keeping with the nature of our project and the
character of Cutchogue.
Due to the increased cost of this form of paving, we have
relocated the parking area to the front side of the property.
By this means we have exchanged our pa~kiDg area for that
of the existing house, which would use the existing rear
Please make every attempt to include us on the agenda for
the Planning Board public hearing of 20 July 1987. We have
worked hard to supply all requested information, and look
foward to an expeditious resolution of this matter.

Dear Sirs,
On April 17, 1987 Samuels=Steelman Architects submitted
an application for Site Plan approval for the renovation
of a twelve-hundred (1200) square foot, two story existing
barn for use as our offices. From that time, we have
worked closely with the Planning Department, supplying
them with additional information to clarify our intentions
for the project. As of this date, our application is
pending a public hearing before the Board for approval.
To assist the Board in evaluating the project, a brief
history and description might be useful.
Samuels=Steelman Architects was established in May, 1986,
and currently rents offices at 57125 Main Road, Southold,
in a building soon to become the Southold branch of Burt
Lewis Real Estate. Because of our imminent dislocation,
in March, 1987, we signed a long term lease with Petrol
Stations, Ltd. owners of a Barn at 23235 Main Road, Cutchogue,
which was operated as a commercial use for a number of years
as the "Cutchogue Antique Barn". Our lease states that we
shall be responsible for all interior improvements (e.g.:
bathroom, heating system and interior finishes).
To this end we have prepared working drawings of the
building improvements, and a site plan. In upgrading the
building we have attempted to retain its historic character
by planning few external alterations. Similarly we attempted
to retain the rural characteristics of the site: large
trees, extensive landscaping, and an existing crushed stone
driveway and parking area. In this way we intended to
make a minimum impact on an area that, although zoned
business, is still predominantly residential. Our professional
practice, as architects, does not generate much traffic; we
are a low intensity business use. We were initially drawn
to the site by its rural quality; in moving in we hoped to
preserve it.

we have been required to provide eight parking spaces in
a paved parking lot. Due to the cost of paving and underground
drainage structures, we are therefor forced to place our
parking in front of the structure, on what is now lawn.
It is unfortunate that the site will be altered in this
way, which seem~ more suited to the West End towns than to
Southold. Nevertheless, it is our intention to comply with the
regulations of the Planning Ordinance, as determined by the
Planning Board.
In conclusion, we wish to reiterate that ours is a project
of limited scope, planned for an existing building which
has had commercial use for many years. We have received
approval for financing from the North Fork Bank, and have
chosen a local contractor to do the work. We hope to begin
construction as soon as possible, as our current offices
have become inadequate. Please assist us with your con-
sideration.
