sale of a paroel fronting 100 feet on Deep Hole Drive, Mattituok, New York.
A portion of the oottage is 8 feet from the southerly boundary of the lot.

REASON FOR APPEAL

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSH I P because when applic ante ons truc ted and loe a ted the building,
it was with the intention of dividing his property on the east side of
Deep Hole Drive in 75 foot lots. Applicant is now required to leave
a 100 foot plot between this. and his southerly bounda'l7. . .
2. The hardship created is UNIQUE and is not shared by 011. properties olike in. the immediate
vicinity of this property and in this use district because the other properties in this
immediate vicinity all had houses erected on individual lots
purchased by the owners.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because many of the houses in the Dildersleeve
development, south of applicant's property, are on 50 foot lots with
less than 10 feet side yards since they were constructed prior to the
enactment of the zoning ordinance.

a 100 ft. by 130 ft. lot on the east side Deep Hole

for, at a meeting of the zoning Be-cord of Appeals held
Thursday, April 11, 1963.
A copy of the action of the Zoning Board of
Appeals will be forwarded to you after it has been
approved and signed by the Chairman at the next
Board meeting April 25, 1963.

In reply to your letter of March 27th HE: Lot und9r contract
of sale - Zaleski to Fabry - B/s Deep Hole Drive, Mattituck, It will
be neCel'S8r~r forl>()cure a variance unless the south property line is
put on an angle to give a 10 ft sideyard on that side of the existing
dwelling, and still leave the full 100 ft front on the lot to the south,
I believe there is su'ficient depth to the let on the south to make the
required area if the line ....Iere "bent" to give the clearance.

residence is 8 feet from the south boundary.
