STRICT APPLICATION OF THE ORDINANCE would produce proctical difficulties or unneces- sary HARDSHIP because it would be almost impossible to construct one house to take advantage or both lots. The neighboring lots in this develop- ment have frontage of less than 100 reet and areas of less than 12,500 square reet. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district beccuse these are the only lots in single ownership which are joined by a common property line. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because as stated above, each lot conforms with with the neighboring lots both as to frontage and area. Dear fir, In reply to your letter of May 29th REI lots~ & 72 on the copy of preliminary map of section 1, Laughing Waters, (W!W section) Southold, which was enclosed, I find that these lots are> joined at the rear corners about 40 ft on a common property line, therefore they become one lot with two street frontages. It would require approval of the Board of appeals to seperate them into completely single lots so that two dwellings could be built on lots of Ie's 1:han 100 ft frontage and less than 12,500 sq ft area, Article III, sect~on 303 & Art X section 1000a. I could issue a permit for one dwelling on the entire present sinf',le lot on ~ith",r street, but not two dwellings one on each street. Application forms for variance enclosed.
