Thereatter he acqllired title to a small strIp In between dealgnated
on the map as a !"Oadway bllt never Ilsed tor that pUrpose and Over which
no O\.\taide partIes have any easement. He haa now contracted to sell
Lot 59 and one-halt ot the roadway tor a total trontage ot 61 teet on
Deep Hole Drive. It it were not 1'or the aCql1ialtion or the !"Oadway
applicant W01lld have separate lots and although with :!'educed frontage
would be able to sell wi thollt aecu:!'lng a va:!'lance. By the acql1isl tlon
ot the 1'ol'lller roadway and adding one-halt to each lot, he haa 8\.\b-
atantlally Imp!"Oved each.
2. The hardship created is UNIQUE and is not shared by 011 praperties alike in the immediate
vicinity of this property and in this use district because aa stated above, except 1'o:!'
the acquia1tlon or the 1'ol'llle:!' "oadway, he cOllld sell each lot
individually without a va:!'ianee.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because this development waa originally aet up
in 1934 in 50 root Iota. These Iota now WOIlld have a tl"Olltage ot 61 1'eet
but since they ran Ollt on the east, the aqllare footage ia 8\.\bstantially
g:!'eate:!' than the requi:!'ements ot the Koning ordinance.
