In 1949 and1950 applicant had a canal dug by the South Shore Dredging Company from the waters of Corey Creek, 400' long and 60' wide, through the marsh to the upland. Since that time applicant has maintained this canal primarily for use in connection with the use of summer apartment rentals, which use con- tinues to this day. In addition, neighbors and towns people and persons wishing access to the Bay have used the property and this canal for recreational and business purposes. Compensation received by the applicant for the use of the canal thus far has been sub- stantial, but indirect. The applicant contemplates extensive im- provements in the building of facilities for the docking of small boats so that it will be possible to receive some direct compen- sation for the use of the area, which is possible only if special exception under t~e zoning ordinance of the Town of Southold is granted. The purchase of the land, the taxes and the maintenance of the property and canal represent a substantial investment. Th~ granting of an exception to allow the land to be used as a marina in residential use area would make it possible for the applicant to put the property on a sufficiently satisfactory financial bases so that compensation available would at least carry the costs. °F A description foz w~i~ the property contemplated by the application is attached hereto;as well as a survey thereof.
