is requested far the reason that it is required in order to divide the parcel
into two building lots.

REASON FOR APPEAL

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because property was purchased by ESTELLE K. COMES on April
29, 1955 prior to the adoption of the zoning ordinance. Purchase was
made from unfiled map of "Westview" made by otto W. VanTuyl on February
20, 1953, with the intention of using as two separate parcels as shown
and divided on said map. Imposition of ~oning ordinance prohibits use
as originally planned and defeats reason for purchase.
Parcels invmlved are numbered 83 and 84 on the photo copy of
a portion of the unfiled map of "Westview" which is attached hereto
and made a part of this application.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because in most cases the parcels
were in single and separate ownership at the time of the adoption of
the zoning ordinance. In addition, applications for variances have
previously been granted in connection with properties on the same
street and in the immediate vicinity.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because a considerable number of lots in "Westview"
are of the same size and have been removed from the limitations of
the zoning ordinance because of the reasons given in paragraph 2. above.
