THE SPECIAL EXCEPTION IS REQUESTED BiECAUSE: I wish ta reduce the weste,ply
side yard .of an "undersized" single lat (carner lat) .of 35' to 25'
in order to maintain a 17' easterly back yard: In order to add on
a porch, sidewalk and outside cellar way. This is a single lot held
in single ownership at the time of the adoptian of the zoning
.ordinance and maintained as such since that time.
The reduction .of the westerly side will in na way harm .or
interfere with the .orderly develapment of the neighbarhoad as there
are na hauses an this side .of the street and there are na ather
building lots nearby.

there would have to be 35 f~. in the iron~ and that would I8lut the
aar 7 ft. from the back of the house to the back liner when you
consider a 3 ft. walk and 3 f~. porch there is only. foot: for the
lawn. 'lbere ia also a cellar entrance on tha~ side of the house.
We r,:quest a 25 ft:. setback so Mr. Beebe will have a 17 f~. rear
yard.

After investigation anci inspect:ion the Doard finds that: the
applicant has an unusual size lot which was established prior to
the enactment of Zoning. 'l'he width of the lot on Wilmarth Avenue
ill only 60.64 ft. and it tapers up to 65.74 ft. on the north. 'l'he
proposed location of the dwelling i8 the most: practical and logical
one. To the north of this lot there is a low or swlllll1PY area and#it is questionable if this area will ever be built upon. 'l'here are
no other houses on the easterly side of Madison :itreet: at the
present time.

the prospective purcha.er of the Horton property. HI'S. Dorothy
K. Verderese. The property directly across the street and
