The Southerly ten feet of the southerly lot is required by the adjoining property in order to prOTide a side yard of ten feet for the dwelling on the adjoining property, which leaTes applicants with one 80 foot lot and one 90 foot lot or a total of 170 feet. STRICT APPLICATION OF THE ORDINANCE would produce proctical difficulties or unneces- sary HARDSHIP because applicants would be required to construct one house on a plot having a frontage of 170 feet when the area was planned for houses on smaller plots. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because of the location of applicants present house which is being so Id 'requires an additional ten-foot side yard. 3.
