STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because this right-of-way is and has been used as access to a larger summer colony established prior to the adoption of the recent Zoning Ordinance° This right-of-way is over 15 ft. wide, in good usable condition and suitable for passage of emergency vehicles. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because this J~ the next to the last lot available for sale on this side of the right-of-way. 3.
