1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP. because We wish to sell lots #69 and #70 as separate
parcels. The garage stands on the dividing line, and woul.
be moved. With two parcels, we woul' realize a reasonable
return on our investment, which we cannot do under the pres-
ent circumstances.
2. The hardship created is UNIQUE and is not shored by all properties alike in the immeqiote
vicinity of this property and in this use district because The house is centered
on one lot(70), and lot 69 is at the present time more than
two-thirds vacant, unavailable for use, other. than taxable
acreage.
3. The Variance wauld observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because Both lots 69 and 70 are only slightly
undersized, according to the zoning code, and, as separate
parcels would adequately conform to the character of the
district~ adjacent lots having even less area than these
lots separately.

available for sale, either as vacant land, by
removal of garage from the lot; or for sale with
dwelling, by moving the garage to-a central loc-
ation on the lot, and rebuilding it into an
attractive home.
Bnclosed is the survey of the lots, not
designating the garage, 22' x 24', plus covered
patio, which stands on the dividing-line of the
