REASON FOR APPEAL

. prior to the enactment or zoning this property was
IS requested for the reason that improved wi th two dwellings-a large one near the
bay and a small one near the road. The owner, now a widow, is unable to
either use or maintain so much property. The parcel has open space area
sufficient 1'01' 5 separate building lots or size presently required by the
Zoning Ordinance. I wish to divide it into just two plots with one house
on the Bay and one near the road. Both plots will be larger in area than
presently required but the bay lot will only have 55 feet on the road
Form ZBl instead or 100 I. (Continue on other side) It will, however, have 16l:l feet
on the bay.
REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because applicant owns a parcel big enough :for 1'i ve lots but
without a variance cannot divide it into even two lots because the road
:frontage is only 55 :feet. The hardship results :from the insu:ff'icient
street :frontage although more than adequate area and the fact that the
two houses were built on the property long before zoning was enacted.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because most of the properties in this
area have only one dwelling.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the two parcels created by the division
would even be larger than a single building lot invisioned by the
ordinance and the bay house with 55 f'eet of' road :frontage upon which
there would be no building would leave the property even in the future
with the same appearance as now. The road frontage part of' the bay
house would not be wide enough f'or a third house to be built so that
there would be no change in the character of the improvements or
neighborhood.

The undersigned taxpayers and residents of the Villages of
Laurel and Mattituck, Long Island, hereby petition the Zoning
Board of Appeals of the Town of Southold, Long Island, and ad-
vise said Board that we are wholly in accord and in favor of the
Application for a Variance by MRS. WILLIAM WASSON of Peconic Bay
Boulevard, Laurel, Long Island, and that it be granted in ac-
cordance with the terms and conditions of said Application.

Dear Hr. Terry:
At the hearing on the Wasson parcel be1"ore the Board of
Appeals the other night when the board chairman requested that I
withdraw the application, you will recall that at first I refused
and then consented. I had a feeling I was making a mistake, and it
now appears that I did.
It seems that Mrs. Wasson is not interested in another
arrangement, and meantime the purchaser contends that under his
contract he still has a hold on the property because the Board has
not yet turned down the application that was made. I am surprised
that they take this position because it seems to me that it must
have been clear to Mr. O'Regan that the Board was prepared to turn
it down.
However, the technical situation requires me to again make
the same application so that the Board may either grant or refuse
it, and for that purpose I enclose another application in duplicate
and my check for <!J;5.o0. Please place this on your calendar for the
earliest possible hearing that you can and advise me.
