REASON FOR APPEAL

is requested for the reason that prior to the enactment of zonin,,: this property was
improved with t"ro dwell in,,:s, a lar,,:e one near the Bay and a small one near
the road. There 1.s sl)fficient land to divide the property into two building
plots, a bay lot and a road lot but this leaves the bay lot without access
to the public hip'hway. The owner wi she s to divide the nroperty int 0 two

REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHip because applicant owns a parcel big enough for five lots but
wl thout a vari ance cannot divide it into even two lots because the road
frontage is only 155 feet. The hardship results from the insufficient
street frontaFe although more than adeouate area and the fact that the
two houses were built on the nronerty long before zoning was enacted.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
,
vicinity of this property and in this use district because most of the properties in this
'area have only one d"TellinC".
3. The Variance would observe the spirit of the. Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because both lot s created by the di vision. would
be Lar.rer than a sinf'le building lot as presently required by. the
Zoninp: Ordinance. There 1olould be no change in the property' or in the
character of the neighborhood or the improvements. The variance
requested is to p8rm~t the b~:1 lot plot on the annexed map to have
access from it to the public road "Peeonie Bay Boulevard" over the'
12 foot right of way shown on said map leading from the bay lot
northerly to Peconic Bay Boulevard.

hearing for JUly 19th. Having attended two meetings on this property
recently, I feel that it has been pretty well gone over by the Board
and I do not plan to attend the hearing and trust that you will take
appropriate action in my absence.
