STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHip because applicant owns a parcel big enough for five lots but wl thout a vari ance cannot divide it into even two lots because the road frontage is only 155 feet. The hardship results from the insufficient street frontaFe although more than adeouate area and the fact that the two houses were built on the nronerty long before zoning was enacted. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate , vicinity of this property and in this use district because most of the properties in this 'area have only one d"TellinC". 3. The Variance would observe the spirit of the. Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because both lot s created by the di vision. would be Lar.rer than a sinf'le building lot as presently required by. the Zoninp: Ordinance.
