The plans/surveys submitted for all CO's starting in 1985 include the back deck. Is there a grandfather clause that would negate the need for another inspection since this deck has been included in all 5 CO's issued since 1985? Also,the sun porch is indicated on the most recently approved CO from 2020. Why do these need inspection now? Shouldn't an inspection for everything shown on building permits/submitted plans be done before issuing a CO? Secondly, If I do need a new "as built" permit for the deck & sunroom will I have to pay double the permit fee? This penalty seems onerous since I did not OWN the house when these changes were made. I am NOT the person responsible for violating any building codes/permit requirements. I am the person trying to correct the situation and make everything right. The area I marked with a highlighter(front deck) is not an the drawing when the front deck was built so that needs a permit. In the back the sunroom might be covered by COZ-18455, however that drawing shows that addition is not connected to that rear deck, so that is another area that will need a permit.These are the reasons John needs to inspect because what we have on file does not match the floor plans submitted and even though one of the surveys shows the front deck going all the way to the end of the house that does not mean it is legal because we don't have plans for it. Unfortunately you are responsible for these items since you are now the owner of the property.
