STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because this property was purchased by me in 1959 with the additional lot north of the house which I have been trying to sell. The lot, however, is only 60 feet but I plan to split my property in two so that my lot and the additional one would each be 70 feet on Westphalia Avenue. .' 2. The hardship created is UNIQUE and is not shored by all properties alike in the immediate vicinity of this property and in this use district because this property, in its present size, is much too large for me to take care of and to pay taxes on. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because this lot has always been considered separate from the residence parcel and is appropriate for ar,other residence.
