in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the northerly line of a 50 foot right of way(which point is the westerly
or southwesterly corner of the premises herein described and the southerly or southeasterly corner
of premises heretofore conveyed to Grathwohl) (which point is also South 67 degrees 35 minutes
20 seconds East,a distance of 116.12 feet from the intersection of said northerly line of said 50 foot
right of way with the easterly line of a second 50 foot right of way extending southerly from Bayview
Road to Little Peconic Bay) (said intersection being North 35 degrees 02 minutes 40 seconds East,
