successors and assigns of the party of the second part forever.
AND the party of the first part,covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold. County of Suffolk and State
of New York, known and designated as Lot 20, on a certain map entitled, "Map of Smithfield Park" and filed in the Office of
the Clerk of the County of Suffolk on December 27, 1966 as Map No. 4770, said Lot being bounded and described as
follows:
BEGINNING at a point on the Westerly side of Mailler Court, distant 186.14 feet Northerly from the extreme Northerly end
of the arc of a curve connecting the Northerly side of Clearview Avenue with the Westerly side of Mailler Court, said point
also being where the division line between Lots 19 and 20 on the aforementioned map intersects the Westerly side of
Mailler Court;'
RUNNING THENCE along said division line the following two (2)courses and distances:
1. North 81 degrees 58 minutes 10 seconds West, 114.45 feet;
2. North 50 degrees 24 minutes 30 seconds West 169.24 feet to a monument found and the division line between Lots 2D
and 21;
THENCE along said division line, North 84 degrees 58 minutes 20 seconds East 235.86 feet to the Westerly side of Mailler
Court;
THENCE along the Westerly side of Mailler Court the following two (2)courses and distances:
(1) South 05 degrees 01 minutes 40 seconds East 103.53 feet to a monument found;
(2) Southerly along an arc of a curve bearing to the right having a radius of 220.72 feet a distance along said curve of
41.47 feet to the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
premises which by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the
