as Executrix of the last will and testament of EUGENE F. CORRIGAN
a/k/a EUGENE FRANCIS CORRIGAN, late of Suffolk County, New York who
died on the 15th day of October, 2021,
party of the first part, and,
KATHLEEN M. CORRIGAN, residing at 930 Cedar Lane, East Marion, New
York 11939, party of the second part,
WITNESSETH, that whereas letters testamentary were issued to the Executor by the
Surrogate's Court, Suffolk County, New York, on January 5, 2022, File No. 2021-5095A,
and by virtue of the power and authority given in and by said last will and testament,
and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of ten
and 00/100($10.00) Dollars, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at East Marion, Town of Southold, County of
Suffolk, State of New York, being more particularly bounded and described on Schedule
"A" annexed hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines
thereof; TOGETHER with the appurtenances and also all the estate which the said decedent
had at the time of decedent's death in said premises, and also the estate therein, which
the party of the first part has or has power to convey or dispose of, whether
individually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the distributees or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done
or suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
Subject to the trust fund provisions of Section 13 of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, at East Marion, County of Suffolk,
State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of a private road distant the following four courses
and distances from the corner formed by the intersection of the westerly side of a fifty foot
private road with the southerly side of Main Road:
1. South 26 degrees 10 minutes 10 seconds east 298.18 feet;
2. South 60 degrees 40 minutes 30 seconds west 256.63 feet;
3. South 59 degrees 32 minutes 30 seconds west 39.84 feet;
4. South 26 degrees 05 minutes 30 seconds east 215.66 feet and from said point of
beginning running thence along the westerly side of a private road south 26 degrees 05
minutes 30 seconds east 215.65 feet;
Running thence south 69 degrees 25 minutes 40 seconds west 138.79 feet;
Running thence north 26 degrees 15 minutes 20 seconds west 202.30 feet;
Running thence north 63 degrees 54 minutes 30 seconds east 138.72 feet to the westerly side of a
private road and the point or place of BEGINNING.
TOGETHER with a right of way known as Gardiners Bay Road for access between said
premises and the Main Road; said right of way being 30 feet, running northerly from the
southeasterly corner of said premises, northerly and then easterly and thence northerly 50 feet in
width, to the Main Road.
SUBJECT, however, to the covenants and restrictions that the purchaser will pay to the
Gardiners Bay Estates Club, Inc. for maintenance of the roadway, a sum equal to one-half(112)
