Myron Young owns an interior lot off Peconic Bay Blvd., and this access is necessary to reach his property. The Board finds that the access is accessible to fire trucks and other emergency equipment. The Board finds that strict application of the Ordinance will produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance does observe the spirit of the Ordinance and will not change the character of the district. Therefore, it was RESOLVED that Cecil Young, Main Road, Laurel, New York, a/c J. Myron Young, Main Road, Laurel, New York, be granted approval of access on property located on right-of-way north side Peconic Bay Blvd., Laurel, New york,, subject to the approval of Mr. Howard Te~rY, Building ~nspect~r. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficultiesor unneces scry HARDSHiP'because : The southern end of the farm meets Peconic Bay Blvd at an odd angle. The land is wooded and the proposed layout of lots is the most practical arraingment that we could manage. The right of way will be adequate for access to this one interior lot. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because [ Th~t Odd arigle of Peconic Bay Blvd and the property lines make an unusual lot layout necessary. 3.
