Notice of Hearing
Pursuant to Section 267 of the Town Law and the provisions
of the Amended Building Zone Ordinance of the Town of Southold,
Suffolk County, New York, public hearings will be held by the
Zoning Board of Appeals of the Town of Southold, at the Town
Office, Main Road, Southold, New York, on April 2, 1964, on
the following appeals:
7: 30 P.M. (E. S. '1'. ), upon application of H. A. Clark &
Sons, Inc. of Greenport, N.Y., alc Everett Knoblock, 1501
pine Neck Lane, Mamaronek, New York, for a variance in accord-
ance with the zoning ordinance, Article III, Section 300,
Subsection 7, for permission to erect a private detached
garage in the side yard area of property located on the north
side of Soundview Avenue, southold, New York, bounded north
by Diplaros - Ober, east by John Parks, south by Sound View
Avenue and west by Lloyd H. Clark.
7:45 P.M. (E.S.T.), upon application of Edith M. Young,
westphalia Road, Mattituck, New York, for a variance in accord-
ance with the Zoning Ordinance, Article III, Section 303, and
Article X, Section 1000A, for permiSSion to divide a parcel

1 STRICT APPLICATION OF THE ORDINANC E would produce procticol difficulties or unneces-

sary HARDSHIP because The County has taken part of the lot for the Middle
Road and reduced the depth of the lot.
2. The hardship created is UNIQUE and is not shored by all properties alike in the. immediate
vicinity of this property and in this use district because The lots run at an angle and
there are only these lots left in this section. At the time
the first map wC5made they were the right depth, but now since
the County road has taken some o~E"the,depth is not the same.
My customer will not buy the lots unless they can be made
into two buildingx lots.

3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because It would still be a residential district.

The Board of Appeals received your letter
regarding your lots on the north side of Middle
Road, Mattituck, New York, at their meeting on
March 9th.
The Board considered your request to divide
lots 25, 26, 27, and 28 into two lots 100 ft.
front by 99 ft. in depth, reasonable, and suggested
that you apply for a variance to divide them.
In filing for a variance on these lots please
submit an engineers survey.

In reply to your letter RBI lote 2S,26, 27, 28 on the
untlled map ot property ot Edith Young, Nls Mid:11e Road, Mattituck,
Please be advised these 80 called lots would only be usable
as a single lot now that their size has been reduced by the highway
taking_ The area has been so greatly reduoed that I seriously doubt
the Board ot appeals would consider a varianoe in this case.
