STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because: There are 27, 795 sq ft P/M area in this lot, which ismuch more total area than is required by the ordinance for the two bUildings. The location of the present dwelling is such that the new proposed office building will not leave the required open spaces for the front yard of the dwelling. The cost of moving the existing dwelling would be excessive, and the the re location would not in any way help to improve on the intent of or the spirit of the ordinance requirements. The proposed new building will not in any way detract from the business district in which it is to be located. 2. The hardship created is UNIQUE and is not shared by 011 properties alike in the immediate vicinity of this property and in this use district because: This is the largest single lot in this block that has area for another business building. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because: This is an intensly used business distri<tt and the new building will be an assett to the community, and will in no way harm or change the business district.
