~ Barbara L. Carroza, Secretary
After investigation and inspection the Board finds that
Henry Smith wishes to divide two lots and set aside a 50 ft.
right-of-way. This right-of-way will be cutting off some of
the frontage of the lots, however it is need to reach the
applicant's industrial property in back of the residential property.
The houses built on these lots will be in keeping with the other
one family dwellings on Carroll Avenue. The further development
of this property will be within the requirements of the Ordinance.
The Board finds that strict application of the Ordinance
will produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance does observe the
spirit of the Ordinance and will not change the character of
the district.
Therefore, it was RESOLVED that Henry J. Smith, Peconic Lane,
Peconic, New York, be granted pe~missiOn to divide lots with
insufficient frontage on property located west side Carroll Avenue,
Peconlc, New York.' There will be no side yard variances granted
for houses built on these lots.

1. , STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIPbecause There is ins~ftelent frontage to Inice & roadw~ nnd
two usable lots of 100 ft front each. ~y leaving a ~Oft ~oad and making
two i°ta· a~8~ x l?Sft the spirit of the ordinance Will-be met.
2. The hardship cleated is UNIQUE and is not shored by all properties c~like in the immediate
vicinity of this property and in this use district because This ill next to the
and backs up aga~st industrilay zoned property on the west.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF ffHE DISTRICT because The ptu'chasers intend to build one
family dwellings which will be ~ keeping with the other dwellings
en Carroll ave and will not change the charicter of the street.

Dear ~ir;
Peconic,
two lots
I am selling some of my road frontage on W/~ Carroll Ave,
and need to leave a fifty foot road next to the railroad.
This will l~ave me short of the required lOOft front for the
I propose to sell.
Will this meet the zoning requirements or do I need a Variance?
Thar~k you for your reply
Yours truly
