WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part,does hereby grant and release unto the party of the second pan,the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being in the
Town of Southold,County of Suffolk and State of New York,more particularly bounded and
described in Schedule"A" attached hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
Deed dated July 6,2020 and recorded October 13,2020 in Liber 13074 Page 346 in the office of
the Clerk of the County of Suffolk.
SUBJECT TO the right of way described in Schedule"A" hereto and to Declarations recorded
in the Office of the Suffolk County Clerk in Liber 11717 Page 622,Liber 11725 Page 659 and
Liber 11735 Page 484,respectively.
TOGETHER with all right,title and interest,if any,of the party of the first part of,in and to any streets and roads abutting the
above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second pari forever.
AND the party of the first pan covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied

ALL that certain plot, piece or parcel of land, situate, lying and being at Fishers Island, Town of
Southold, County of Suffolk and State of New York, known, shown and designated as Lot No. 2
on a certain map, entitled "Minor Subdivision Plan - Property of Edith Dillon Edson, Central
Avenue, Fishers Island, New York". prepared by Chandler, Palmer& King, Norwich,
Connecticut, which said map was filed in the Office of the Suffolk County Clerk on September
19, 1995 as Map No. 9741 and which said Lot No. 2 is more particularly bounded and described
as follows:
BEGINNING at a point on the northeasterly line of Munnatawket Avenue, said point being
located 4701.08 feet North of a point which is 266.73 feet West of a monument marking the
United States Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE North 44 degrees 19 minutes 45 seconds West, 100.00 feet to a
monument,
THENCE continuing North 44 degrees 19 minutes 45 seconds West, 212.91 feet to a point, the
last two lines running along said northeasterly line of Munnatawket Avenue;
THENCE North 49 degrees 57 minutes 00 seconds East, 104.76 feet to a point;

from West Harbor over a portion of the waterfront parcel of Lot No. 3 as shown on the above-
mentioned Map, said easement area being more particularly bounded as described as follows:
BEGINNING at a monument located on the southeasterly line of Central Avenue, said
monument being located 4517.78 feet North of a point which is 135.70 feet West of another
monument marking the United States Coast and Geodetic Survey Triangulation Station "PROS;

West Harbor,
