1. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficultiesorunneces-
sary HARDSHIPbecause the existing improvement which will be converted
into a residence would have to be partially or totally demolished,
which would prove uneconomical to satisfy the zoning requirements.
2. The hardshipcreatedis UNIQUE and isnotshared by all properties alike in the immediate
vicinity ofthisproperty andin this use district because thts parcel is bounded by a
public road on the east, Silver Eel Cove on the west, and government-
owned property on the north and south, which distinguishes this parcel
from any other parcel of appellant.
3. The Variance would observe the spirit of the O~inance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the natural limitations of such a
parcel sets it apart from the ordinary situation and in view of
the contemplated use the character of the district will not change.

description describing a parcel of land which our client, Race
Point Corporation, wishes to sell to a prospective purchaser.
Inasmuch as the parcel is located in an "A" Residential and
Agricultural District and does not meet the minimum lot reguire-
merits as provided for by the Building Zone Ordinance of the
Town, it is requested that you grant the Corporation per-
mission to consummate the proposed sale in accordance with
