REAL PROPERTY LAW OF THE STAT E OF NEW YOR:
ROBERT MEROLLA, Managing Member of Brooklyn Timber Investors LLC,c/o Patricia
C. Moore, Esq., 51020 Main Road, Southold,NY 11971, for the purpose of abandoning a certain
Lot owned by him and located at Bergen Avenue, Mattituck, in the Town of Southold, County of
Suffolk and State of New York, said Lot being described below, and pursuant to the provisions of
Subdivision 3 of Section 335 of the Real Property Law of the State of New York,DOES HEREBY
CERTIFY:
1. That a certain map entitled,Map of The Fields at Mattituck,was filed in the Office of the
Suffolk County Clerk on March 31,2006 as Map No. 11370 (the "Filed Map").
2. That more than Sixteen (16)years have elapsed since the fling of the Filed Map.
27. 3. That a certain Lot as shown on the Filed Map is owned by the undersigned as follows:Lot
4. That a deed evidencing his ownership of said Lot 27 on the Filed Map was filed in the
Office of the Suffolk County Clerk on January 6, 2022, in Liber 13137 Page 366.
5. That attached hereto as Schedule A and made a part hereof is a legal description of the
foregoing Lot to be abandoned.
6. That the undersigned, as owner of Lot 27 as shown on the Filed Map and described in
Schedule A hereto, DOES HEREBY ABANDON AND CANCEL said Lot as shown on the Filed
Map and described in Schedule A hereto and,effective with the due approval and filing hereof,the
same shall no longer exist as a Lot on the Filed Map.
7. Endorsed hereon and attached hereto is the approval of the Board of Assessors of the
Town of Southold.

8. Submitted herewith is an Abstract of Abandonment to the Lot to be abandoned covering
a period of twenty years last past and a certification by a duly licensed title insurance company doing
business in the County of Suffolk to the effect that there are no unpaid taxes or tax liens against said
land,to be approved by the Clerk of the County of Suffolk at the time of filing of this Certificate of
Abandonment.

Southold, County of Suffolk and State of New York, known and designated as Lot 27 on a certain
map entitled,"Map of The Fields at Mattituck,filed on the 31"day of March,2006,as Map#11370
Abstract#15719, being more particularly bounded and described as follows:
BEGINNING at a point on the northerly boundary line of Bergen Avenue, said point being South
75 degrees 36 minutes 30 seconds West, a distance of 440.55 feet from the intersection of said
northerly boundary line of Bergen Avenue and the westerly boundary line of Cox Neck Lane;
RUNNING THENCE from said point of beginning, South 75 degrees 36 minutes 30 seconds West
along said northerly boundary line of Bergen Avenue, a distance of 860.63 feet to a point;
THENCE along said division line the following eight(8) courses and distances:
(1)North 24 degrees 47 minutes 40 seconds West, a distance of 201.58 feet to a point;
