EXECUTORS' DEED
THIS INDENTURE, made as of the ��day of January, 2022, between
HARRIET HARKAVY, of 35 Sutton Place, New York NY 10022, and
CLIVE BUCKLAND LEWIS, of 15 North Grove, London England N6 4SH,
as Ancillary Executors of the ESTATE OF ROBERTA TAMAR KARET,
late of 17B North Grove, London, England, who died on June 21, 2020,
party of the first part, and
JILL SANDRA BROWN, residing at 32 Beaver Brook Road, Littleton MA 01460, and
SUSAN ROCHELLE SINGER, residing at 8300 Burdette Road,Apt.660,Bethesda MD 20817,
party of the second part.
WITNESSETH, that the party of the first part, to whom Ancillary Letters
Testamentary in the estate of the decedent, ROBERTA TAMAR KARET, were issued by the
Surrogate's Court, Suffolk County, State of New York (File Number 2021-4246) on October 28,
2021, and by virtue of the power and authority given in and by the decedent's last will and
testament dated August 1, 2014, and/or by Article 11 of the Estates, Powers and Trusts Law, and
in consideration of Ten Dollars ($10.00) lawful money of the United States, paid by the party of
the second part, does hereby grant and release unto the party of the second part, the distributees
or successors and assigns of the party of the second part, forever:
ALL of the interest of Roberta Tamar Karet in that certain plot, piece or parcel of
land, with the buildings and improvements thereon erected, situate, lying and being in East
Marion, Town of Southold, County of Suffolk, State of New York, known and designated as and
by District 1000, Section 22, Block 02.00, Lot 0040.000, bounded and described as follows:
BEGINNING at a point on the easterly line of Cedar Drive, 564 feet
southerly along said easterly line from its intersection with the southerly line of
Aquaview Avenue and running at right angles to said easterly line of Cedar Drive
along other land of EDNA A. BROWN, North 79° 14' 00" East, 120 feet to land
of Costas Stars;
THENCE along said land of COSTAS STARS, parallel with the said
easterly line of Cedar Drive, South 10°46' 00" East, 50 feet;
THENCE along other land of EDNA A. BROWN and parallel with the
northeasterly boundary line hereinabove described, South 791, 14' 0" West, 120
feet to said easterly line of Cedar Drive;

THENCE along said easterly line of Cedar Drive, North 10° 46' 00"
West, 50 feet to the point of BEGINNING.
ALSO a right-of-way over a certain strip of land running from Aquaview Avenue
to Long Island Sound, more particularly described as follows:
BEGINNING at a stake on the northerly line of Aquaview Avenue and
distant 490 feet easterly from the easterly line of Rocky Point Road measured along
said northerly line of Aquaview Avenue,
RUNNING THENCE North 7° 10' 10" West, 260 feet, more or less, to Long
Island Sound;
THENCE easterly along said Long Island Sound, 59 feet more or less;
THENCE South 4° 10' 10"East,280 feet more or less to said northerly line of
Aquaview Avenue;
THENCE along said northerly line of Aquaview Avenue,North 83° 10' 10"
West, 45 feet to the point of BEGINNING,
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances, and also all the estate and rights of the
party of the first part in and to said premises,
- TO HA YE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second part, forever.
SAID PREMISES ARE ALSO known and designated as District 1000, Section
022.00,Block 02.00, Lot 040.000, Suffolk County, and are also known as and by Street Number
575 Cedar Drive, East Marion, New York,
BEING THE SAME PREMISES conveyed to Susan Singer, Roberta Tamar
Karet, and Jill Brown as tenants in common by deed dated November 20, 1975, from Adela
Greenhauff as Executrix of the Estate of Daniel Greenhauff, recorded in the Office of the Suffolk
County Clerk on December 30, 1 .,
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.

AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance and
will hold the right to receive such consideration as a trust fund to be applied first for the purpose

the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
