Schedule A,attached.

BEING and intended to be the same premises conveyed to the party of the first part herein by Deed recorded in the
Office of the Suffolk County Clerk on 1 1/06/20120at Liber 13077 page 133.
TOGETHER with all right,tide and interest,if any,of the party of the first part of,in and to any streets and roads abutting
the above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the
parry of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever,except as aforesaid.
AND the patty of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to

SCHEDULE A DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the Town of
Southold, County of Suffolk, State of New York, bounded and described as follows:
PARCELI:
BEGINNING at a concrete monument set on the southerly line of a certain 24 foot right of way
known as Fox Hollow Road where the same is intersected by the easterly line of premises now or
formerly of William H. Wertenberg, which said point of beginning is the following courses and
distances from the point of intersection of the easterly line of Cox Neck Road (a public highway)
and the southerly line of a private road known as Miller's right of way:
1. South 85 degrees 30 minutes East, a distance of 1121.61 feet, more or less, to a concrete
monument;
2. South 18 degrees 07 minutes 30 seconds East, a distance of 594.33 feet;
3. North 71 degrees 52 minutes 30 seconds East, a distance of 300.00 feet to the concrete
monument at the point of beginning of the within described parcel; from said point of beginning;
RUNNING THENCE North 71 degrees 52 minutes 30 seconds East along the southerly line of said
24 foot right of way known as Fox Hollow Road, a distance of 29.18 feet to a point;
RUNNING THENCE North 67 degrees 30 minutes East still along the southerly line of said 24 foot
right of way known as Fox Hollow Road, a distance of 71.03 feet;
RUNNING THENCE South 18 degrees 07 minutes 30 seconds East. a distance of 301.95 feet.

RUNNING THENCE in a general westerly direction along the shores of Mattituck Creek to a point
which bears South 18 degrees 07 minutes 30 seconds East from the concrete monument at the
point of beginning;
THENCE RUNNING North 18 degrees 07 minutes 30 seconds West along other lands now or
formerly of William H. Wertenberg and through a concrete monument, a distance of 312.40 feet,
more or less, to the concrete monument at the point or place of BEGINNING.

BEGINNING at a concrete monument set on the southerly line of said 24 foot right of way known
as Fox Hollow Road which monument is located the following two (2) courses and distances from a
concrete monument set on the southerly line of said 24 foot right of way known as Fox Hollow
Road where the same is intersected by the boundary line between premises now or formerly of
William H. Wertenberg and now or formerly of Edith Jones:

RUNNING THENCE from said point of beginning South 18 degrees 07 minutes 30 seconds East
through premises described in Parcel I above to the foot of the bank at the northerly edge of the
beach along the shores of Mattituck Creek;
RUNNING THENCE easterly along the foot of said bank a distance of 40 feet, more or less;
RUNNING THENCE North 22 degrees 32 minutes 20 seconds West along the westerly line of the
10 foot portion of said right of way as above retained to a point on the southerly line of said 24 foot
right of way known as Fox Hollow Road;
RUNNING THENCE South 67 degrees 30 minutes West along the southerly line of said 24 foot
right of way known as Fox Hollow Road, a distance of 14.81 feet to the concrete monument at the
point or place of BEGINNING.
ALSO, ALL that other piece or parcel of land lying immediately to the East of the parcel described
in Parcel II above and comprising the land lying in the bed of a certain right of way to and from
the shores of Mattituck Creek bounded and described as follows:
BEGINNING at a point marking the easterly end of said 24 foot right of way known as Fox Hollow
Road at the southeasterly corner thereof where the same is intersected by the westerly line of
premises now or formerly of William G. Miller;
RUNNING THENCE South 22 degrees 32 minutes 20 seconds East along said lands now or
formerly of W. G. Miller, a distance of 300 feet, more or less, to the shores of Mattituck Creek;
RUNNING THENCE westerly along the shores of Mattituck Creek, a distance of 50 feet, more or
less;
RUNNING THENCE North 18 degrees 07 minutes 30 seconds West across the beach to the foot
or the bank;
RUNNING THENCE easterly along the foot of the bank and parallel with the shores of Mattituck
Creek, a distance of 40 feet, more or less, to a point which is distant 10 feet from the boundary line
of premises now or formerly of William G. Miller;
RUNNING THENCE North 22 degrees 32 minutes 20 seconds West to a point on the southerly line
of said 24 foot right of way known as Fox Hollow Road;
RUNNING THENCE North 67 degrees 30 minutes East along the southerly line of said 24 foot right
