NY 11231, party of the second part.
WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
TALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the
(see attached schedule "A").
Being and intended to be the same premises as described in Deed dated April 17,
1990 November 27, 1984 and recorded May 2, 1990 in Liber 11060 Page 196 at the
Office of the County Clerk, County of Suffolk, State of New York.

TOGETHER with all right, title and interest, if any, of the party of the first part
of, in and to any streets and roads abutting the above described premises to the center
lines thereof, TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party ' shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

BEGINNING at a monument on the Northwesterly side of Sound View Avenue distant 3528 +1-feet northerly along Sound
View Avenue from the intersection formed by the northerly side of Sound View Avenue and the easterly side of Diamond
Lane, said beginning point also being where the southeast corner of land now or formerly of Theodore O. Bittner, Jr., and
the southwest corner of the subject premises intersects the northerly side of Sound View Avenue;
RUNNING THENCE North 43 degrees 00 minutes 30 seconds West along said land now or formerly of Bittner 1659.06
feet to Long Island Sound;
THENCE North 52 degrees 16 minutes 20 seconds East along Long Island Sound 250.13 feet to lands now or formerly of
Blower;
THENCE along said lands now or formerly of Blower South 42 degrees 33 minutes 50 seconds East 961.96 feet to the
Northeasterly corner of land of Timothy S. Gray;
THENCE North 46 degrees 59 minutes 30 seconds East a distance of 191.61 feet to a point;
THENCE North 43 degrees 00 minutes 30 seconds West a distance of 672.12 feet to the Northerly side of Sound View
Avenue;
THENCE South 44 degrees 43 minutes 10 seconds West 50.04 feet to a monument,the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the
