You have what the local law considers to be a corner lot. This means that you have two front yards. This allows you to build to within thirty-five feet of both front yard lines. You may build closer if you have a neigh- bor on either side, within 300 feet, that is closer. You then can declare either of the two remaining lot lines as your side yard and the other your rear yard. Side yard is up to 10'-0" away from the line, and the rear yard is thirty- five feet. Anything inside these lines is bu. ildable. If you cannot stay within this area, then you would need %o go to the Board of Appeals for relief. I have drawn in one of the possible setbacks in green.
