Gentlemen: We have received an application for a building perEit for an addition to the above mentioned business. The premises is located in the B-1 'district; the use is peEnitted under Art. VII, Section 100-70 A-(l) (c). Art. XI, Section 110-112 provides for Off-Street perking facilities in all districts and I have reviewed the site plan accordingly for requirements· (1) / ' With the addition of new kitchen facilities, the / restaurant ' seatln6 area will be increased to ap- proximately 1276.~ Sq. Ft. Under Sec. 100-112 "Schedule for type of use,'! eating and drinking places require 1 space for each five seats, ze. seventeen (17) spaces are required. (2) The total market area will be 9212 Square Feet. This use is not listed in parking schedule and requirements are to be made be the Planning Board. The code provides a foEnula for parking requirements for retail stores. Art. VI, Sec. 100-62 G., ie: (3~0 Sq. Ft. parking for each 100 Sq. Ft. sales area.) With the market sales floor area mentioned, parking spaces needed would be 92. Therefore, the total parking needs would be 109 spaces for restaurant and msrket. The area suitable for parking contains 33466 Square Ft.; this provides for only 9~ parking spaces. The total area needed for 109 parking spaces is 38,1~0.~ An additional 4684 Sq. Ft. for parking is needed to provide for the' required parking spaces short. Page 2 In making calculations I did not take into account an area of approximately 3,780 Square Feet on the south end of the building between property and rear of store since this would be necessary for traffic egress as I believe it is used for at present. Gentlemen: I have read the minutes of the meeting held on January 20, 1981 and would like to clarify my calculations of parking facilities required for the market and luncheonette. Based on Mr. Boyds comments, it wou~d appear that he is working from a set of plans that are totally different from those submitted to me for review. While the plans I reviewed did not include the dimensions of existing building, the area for market (sales area) was computed by the contraoter, Gerry Horton, and his figure for total market area was 9212 square feet. This included the proposed alteration of what was the print shop and former luncheonette. The total area for luncheonette was determined by scaling drawings submitted and the total square foot area came to 1276.5. Code requirements are, 15 square feet per person; 5 persons per parking space; 17 spaces required. We have requested a more detailed set of plans from Mr. Boyd. When they are finalized, the figures that we used may not coincide with what is finally submitted, and therefore may change the parking requirements. Edward F.
