Remove rocks, stumps and debris. 2. Remove trees designated by Architect (Owner intends to do some clearing before construction begins). 3. Protect trees designated by Architect. 2B Earthwork 1. Scrape existing topsoil and pile on site for re-use in finish grading. 2. Excavate and backfill for new concrete foundation, and underground utilities as shown on drawings. 2C. Grading 1. Complete rough grading and compaction. 2. Complete finish grading with 6" topsoil over rough grading, to contours indicated on drawings. 3. No fill will be removed (to be saved for re-grading). 2D. Anchors to be 3/4" diameter 14" long galvanized at 3~ 0" min., O.C. Workmanship 1. All work shall be to true lines, plumb, level and except where otherwise indicated on drawings. Anchor bolts for columns to be ½" diameter galvanized "J" bolts 3D. Curing and Protection square 3E. Protect newly placed concrete against low and high temp- erature effects and against rapid loss of moisture. Moist cure all concrete for at least seven days at temp- erature of at least 50 degrees F. by curing methods approved by the Architect. For vertical or near vertical surfaces, moist cure by keeping the form in contact with the concrete, or by other effective means approved by the Architect. Inter- mittent wetting and drying does not provide acceptable curing. In hot weather, be adequately prepared to protect the concrete from the adverse influence of heat before the placement of any concrete. Take special precautions to avoid cracking of the concrete from rapid drying during placement when air temperature exce~ds~70 degrees F., particularly when the work is exposed to direct sunlight. 4. Place concrete at a sufficient rate that cold joints are not formed by the rapid set of concrete. Testing 1. Testing method(s) will be designated by Architect. CONCRETE 4-1 DIVISION 4 MASONRY 4A. Work Includes, but is not limited to; 4B. 4C. 4. Brick paving on ground of dining room. Materials 1. Fire place at ground floor. Fire place hearths at ground and second floor. Joint size and rake to be determined by Architect. ~MASONRY 5-1 DIVISION 5 METALS 5A. Miscellaneous Metals Work to include, but not be limited to; a. Fabrication and erection of steel pipe handrails on ship's ladder from second floor balcony to roof deck, as shown on drawings. 2. Handrails and stanchions to be 1~" diameter galvanized steel pipe, shop primed and field painted. 5B. Structural Steel Work to below: a. include, but not to be limited to items noted Furnishing and erection of structural steel beams, headers and columns shown on drawings. Furnishing and installation of structural steel fire place lintels at ground floor. Furnishing and installation of necessary hardware for installation of above, with coordination of other trades as applicable. 2. Materials 1. Structural steel conforming to ASTM spec., A-36. Furnishing and installation of any other items of structural steel work indicated on the drawings, specified or obviously needed to make work of this section complete. METALS DIVISION 6 WOOD 6-1 6A. Work to Include: Work in this section includes all rough and finished carpentry and architectural woodwork as shown on drawings. 1. Rough Carp?ntry includes, but is not limited to, framing End sheathing'of structure. 2. Finish Carpentry includes, but is not limited to; a. Interior trim as detailed at doors, baseboards, windows and stairs. b. Interior and Exterior wood handrails. c. Hanging of doors, installation of door hardware. d. Cabinets and counter tops in bathrooms, living room, and in dormers as shown on drawings. e. Window seat at first stair landing. f. Oak strip flooring. g. Exterior decking, ship's ladder from second floor to roof deck. h. Exterior trellises. i. Bed platform in sleeping porch. j. Kitchen counters and cabinet work. k. Shelves in closets. 6B. Materials 1. Rough Carpentry: a. Ail structural lumber shall conform to the latest edition of the "NFPA," "national design Specifications for Stress Grade Lumber and its Fastenings," and shall have a minimum allowable bending stress of 1200 psi, modulus of elasticity of 1,500,000 psi, and a horizontal shear stress of 90 psi. b. Wall sheathing to be exterior grade plywood sheathing %" thick. c. Sub floors to be ~8" plywood. d. Furnish all nails, screws,'bo%ts, fillings, joist hangers and other hardware necessary~ All exterior nails shall be hot dipped galvanized steel. e. Teco "Trip-L-Grip" type "CL" framing anchors at bearing walls. f. Knee bracing - size 10d nuts, min. of 8 in overlap of approxiamately 23 sq. in., glued. g. Kitchen under counter cabinets to be %" §tave core plywood, birch veneer (for painting.) Include magnetic catches and all necessary hardware. Full height cabinets to have pine louver doors, with top and bottom pivot hinqes and magnetic catches. Counter tops to be 3/4"particle board with plastic laminate to be selected by Architect. WOOD DIVISION 6 WOOD (Cont'd.) 6C. Workmanship 1. Ail lumber shall be protected from damage and moisture, and shall be kept under cover both in transit and at the job site. 2. Ail joists and beams shall have a minimum bearing of 4". 3. Ail nailing shall be in accordance with the "Code Manual for the State building Construction Code," Part 3, Article 101 unless otherwise noted. 4. Sheathing to be glued to frame; Adhesive shall comply with the requirements of Voluntary Product Standard PS 56-73, "Structural Glt[ed Laminated Timber," wet use. WOOD 7-1 DIVISION 7 THERMAL & MOISTURE PROTECTION 7A. Work to Include, but not be limited to the following: 1. Insulation at perimeter walls, roof, and floor. Shingles, Tongue and Groove siding and trim, as shown on drawing. 3. Metal flashing at dormers, decks, walkways, window openings, vents, etc., as detailed. 4. Sheet neoprene roofing at top, porch, roof, deck, and balcony. 5. Furnishings and installa%ion of roof acessories necessary to complete roofing. 7Bo Materials 1. Insulation to be fiberglass blanket type: 3½" at perimeter walls and 6" at roof, and ground floor, 2" in second and third floor. 2. Shingles to be Premium grade white cedar shingles applied over breather type building paper. 3. Tongue and Groove siding and trim to be"clear grade and better" red cedar. Groove design to be chosen by Architect. 4. 16 Oz. cold rolled copper flashing to be used except where specified. Sheet neoprene roofing by Carisle. See Carisle sure Seal Loose Laid Roofing System. Architect approved equal may be substituted. Se Metal flashing at vent stacks to be lead coated 16oz. copper coated on both sides with. lead weighing 6 lbs. per 100 sq.ft, on each side. THERMAL & MOISTURE PROTECTION 8-1 DIVISION 8 DOORS & WINDOWS SA. Work to Include furnishing and installation of: 1. Interior and Exterior doors, frames, and hardware as shown on door schedule. 2. Awning, double hung, and roof windows. 3. Screen doors at exterior, where called for in drawings. 4. Frames and removable screens at porch and sleeping porch. 5. Weatherstripping at exterior doors. 6. Wood screened louvers to vent crawl space, at location chosen by Architect. 7. Wood louver shutters where noted on drawings. 8B. Materials 1. Glass exterior doors as detailed with solid pine stile and rail. 2. 13/8'' solid core stained wood birch veneer interior doors to receive paint. 3. Ail of above with A grade solid pine jambs and head. 4. Oak sill (water repellant, preservative treated) at exterior doors. 5. Hardware to be Schlage "D" series Ball Design with lock schedule as indicated on A-8. 6. Marvin and Roto Roof ventillating units include screens. Screen doors and porch screen to be 1±/8" thick select Eastern White Pine Screened door frame with aluminum screening. 7. Shutters to be paint grade clear pine. DOORS & WINDOWS DIVISION 9 FINISHES 9-1 9A. Work to include furnishing and installation of items listed below. 1. Gypsum Wall Board, at all interior wall surfaces and ceil- ings (except where noted differently). 2. Ceramic tile at bathtub and shower enclosures in Master Bath and Bath 2. 3. Sealing of all interior woodwork to receive paint. Painting at all interior wall surfaces and at window trim, door trim and doors as indicated on drawings and window shutters where applicable. 5. Exterior shingles, siding and trim to receive bleaching agent. 6. Treating exterior decks and stairs. 7. Oak flooring. 8. Quarry tile in kitchen. 9B. Materials to Include: 1. GWB by Gold Bond or approved equal. Casing beads, corner beads, by Gold Bond or approved equal. Ceramic tile to be 4x4 tiles scored to 2x2 by Romany Spartan or approved equal. Color/Design selected by Architect. e One coat interior allkyd enamel undercoat/primer by Benjamin Moore or approved equal on all interior woodwork to be painter. a. Two coats interior allkyd eggshell enamel on all interior wall and ceiling GWB surface. b. Two coats interior allkyd semi-gloss enamel on all interior trim and doors as indicated on drawings. Shingles, T&G siding and trim shall be stained with two coats of Cabots #88 Bleaching Stain or approved equal. Allow five days between coats. 6. Ail exterior decks and stairs to receive three coats of clear Cuprinol wood preservative or approved equal. 7. Hardwood floors to receive one coat of sealer and two coats of polyurethane floor finish, to be approved by Architect. FINISHES (Cont'd.) 9-2 DIVISION 9 FINISHES (Cont'd.) 9B. Materials to Include: For paint and stain allow for mixed colors to be selected by Architect. Oak flooring to be ½" x 2" tongue and groove "clear grade." Quarry tile to be Murray Quarry tile, Fawn Gray, ½" x 4 x 4 by American Olean, Grout color to be selected by Architect. 10-1 DIVISION 10 SPECIALTIES 10A. Work to Include furnishing and installation of the following: 1. One prefabricated fireplace at second floor, two prefabricated metal fireplace chimneys. 2. Toilet and bath accessories. 10B. Materials Allow for two 30" towel bars per bathroom, one toilet paper holder per bathroom, one shower rod, one glass shower door, two ceramic soap dish/grab bars. All bathroom accessories to be selected by Architect. 2. One "Picway" 28" noncirculating pre-fab fireplace, #BI28. Chimney components to include; pre-fab metal chimneys (insulated) 14" and 11" outside diameter, 24"galvanized steel chimney cover, firestops where indicated, one pair elbows for 5'degree ~ffset. W~ite-Westinghouse "Space Mates," electric clothes washer and clothes dryer; model $ to be selected by Architect. EQUIPMENT DIVISION 15 PLUMBING 15-1 15A. General Conditions & Workmanship 1. Codes: The complete installation shall comply with all state and local codes, regulations and standards. Permits: This subcontractor shall obtain all required permits, pay all legal fees for the same, and in general take complete charge and responsibility for all legal requirements pertaining to this section of work. Guarantee: Ail materials, items of equipment and work- manship furnished under this section shall carry the standard warranty against any defect in material and workmanship or design for a period of one (1) year after acceptance of the installation; and any defects which may develop within that period shall be made good by and at the expense of this Subcontractor. This Subcontractor shall guarantee that all elements of the systems are of sufficient capacity to meet the specified performance. Cutting and Patching: It shall be the duty of the Mechanical Subcontractor to provide complete and correct information in writing to the General Contractor for any cutting or any part of the building structure or for the providing of any furred spaces required for his work. 15B. Materials 1. Hot Water Heater: shall be Jackson, or approved equal, 80 gallon; LJ08025 12KW; 220 V; 1 phase; 24" round;60" high. 2. Air Compressor: shall be Speedaire, or approved equal, ½HP; 120 V; 1 phase; 3.4 cfm at 100 psi; 15 gallon tank. B. Connect ½" gate valve pipe from air tank to cold water piping system. Gate valve permits the isolation of Air Compressor Unit from cold water service. Air line shall connect down stream of building cold water shut off valve. Air Compressor Unit shall be used to blow out cold water and hot water system in fall of yea~. (Freeze Protection) 3. Heat Tape: shall be Federal Pacific Electric, or approved equal, with automatic thermostat; 6 watts per lineal foot; UL Listed. B. Heat tape shall be attached, according to manufacturer's recommendations, to water supply line as follows; start 30 inches below grade and continue wrapping pipe to main shut off valve. Mixing Valves: shall be Symmons "Safety Visu-Temp", or approved equal; No. 1-100 VT-E for shower units and No. 1-210 VT for Tub/Showers. B. For quantities and locations, see drawings.
