SEE REVERSE Chain ZONING BOARD OF APPEALS After investigation and inspection the Board finds that the applicant requests permissio~ to divide a parcel of property with 43,560 square feet into two parcels. Parcel "A" to be created will abut Equestrian Ave:nue, contain 20,i000 square feet and have the existing main house on it.i Parcel "B" will abut Hay Harbor, contain 20,489.5 square feet and wil~l have a newly ~onstructed house on it. Parcel "B" will be reached by an existing right-of-way on the westerly boundary of the property which is satisfactory for emergency vehicles. The adjoining properties in the area are of ithe same or lesser dimensions in many instances. The density will not bE effected because the property will still have the main house a nd a new summer house. The Board finds ithat strict application of the Ordinance would pro- duce practical difficulties or unnecessary hardship; the hardship oreated is .unique and woul~ not be shared by all properties alike in the immediate viclinity of the property and in the same use district; and the variance wil'l not change %he character of the neiqhborhood and will observe the spirit of the Ordinance.
