Instructions
A. This' application must be filled in typewriter OR ink, and submitted in duplicate to the Building Inspec-
tor with the following; for new buildings or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual
natural or topographic featu res.
2. Final approval of Health Dept. of water supply and sewerage disposal-(S-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installa-
tions, a certificate of Code compliance from the Architect or Engineer responsible for the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
B. For existing buildings (prior tO April ~1.957), N~n-conformi~g uses, o[ buildings and "pre-existing"
land uses:
1. Accurate survey of peoperty showing all property lines, streets, buildings and unusuat natural or
topographic features.
2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings.
3. Date of any housing code or safety inspection of buildings or premises, or other pertinent informa-
tion required to prepare a certificate.

Dear Mr. Walsh:
I have reviewed plans you submitted for proposed dwelling
for John Gaston, Fishers Island, New York.
My comments are as follows:
1. Show certification of compliance to New York
State Energy Code. Fart 4, Sec. Eo 401.1 and details.
2. Install smoke detector in accordance with NFPA
standard #74.
Windows in rooms where no exit exists shall provide
opening for emergency use, minimum four square foot
with minimum dimension 18" with bottom of openings
maximum 3 feet six inches above finished floor.
Provide termite shields at perimeter of foundation and
partitions bearing on footings.
Show detail of girders carrying second floor, roof
and exterior walls spanning living room bearing on
steel columns and 3 - 2 X 4 posts.
7. Identify rooms.

a. This application must be completely filled in by typewriter or in ink and submitted in triplicate to the Building
Inspector, with 3 sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets
or areas, and giving a detailed description of layout of property must be drawn on the diagram which is part of this appli-
cation.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection througbout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.

ZONING BOARD OF APPEALS
After investigation and inspection the Board finds that the applicant
requests permissio~ to divide a parcel of property with 43,560 square
feet into two parcels. Parcel "A" to be created will abut Equestrian
Ave:nue, contain 20,i000 square feet and have the existing main house on
it.i Parcel "B" will abut Hay Harbor, contain 20,489.5 square feet and
wil~l have a newly ~onstructed house on it. Parcel "B" will be reached
by an existing right-of-way on the westerly boundary of the property
which is satisfactory for emergency vehicles. The adjoining properties
in the area are of ithe same or lesser dimensions in many instances. The
density will not bE effected because the property will still have the
main house a nd a new summer house.
The Board finds ithat strict application of the Ordinance would pro-
duce practical difficulties or unnecessary hardship; the hardship oreated
is .unique and woul~ not be shared by all properties alike in the immediate
viclinity of the property and in the same use district; and the variance
wil'l not change %he character of the neiqhborhood and will observe the
spirit of the Ordinance.
'On motion by' Mr.! Gillispie, seconded by Mr. Douglass, it was
RESOLVED, that ~ohn Gaston, Equestrian Avenue, Pishers Island, New
York, be GRANTED permission to divide property as requested. Location
of proparty: Equestrian Avenue, Fishers Island, New York, bounded on.
the north by Hay H~rbor; east by Stauton; south by Equestrian Avenue;
west by Coffey; subject to the following conditions:,
(1) The division granted is the one shown on survey for John
Gaston, dated March 28, 1979, (SK-1).
!(2) The existing cottage shown on Parcel "A" will be demolished.
'(3) Suffolk County Planning Commission Approval.
