I have also enclosed two copies of a revised site sketch which I promised ~d Hindermann when he gave me the Building Permit for the Cottage. You will notice that I have moved the Cottage to the west in compliance with his.request for the minumum 40' sideyard from the easterly per~meter of the Island. I have also moved the building to the south to give more front yard depth at Mr. Levitt's request. This was done in order to enhance the appearance of the main entrance to the Island at the jetties where he will be bringing in his boat and allow him to do some planti9g between the jetties and the Cottage. It will also give him ample room to pull his boats out of the water in foul weather and high seas. We felt you would look upon this change in a favorable light as we have increased the front yard depth rather than decreased it. Things are progressing at a reasonable rate at the Island. We encountered a somewhat poor condition at the foundation under the Kitchen of the main house. (Loose stones in the ex~stzng foundation) I have corrected.th~s proble~ by hay ng the mason dismantle the stone foundatzon and rebuzld it with new Mortar. Excavation has been completed at the main house addition and the soil condition looks good. (reasonablly coarse sand and stone which is well compacted.) Footing for the addition have been formed and I've had the Contractor hand dress the bottoms to undisturbed soil bearing. It has been indicated that applicant does not wish to lvlde the property into two legal building parcels; how- ever an intaginery lot line has been placed by applicant indicating a separation of area, to be applied to each dwelling use, drawn approximately 46' from the proposed caretaker's cottage and running north and south. The Board agrees with the reasoning of the applicant. .The Board finds~the circumstances present in this case unique, and that strict application of the ordinance would produce practical difficulties or unnecessary hardship. The Board believes that the granting of a variance in this case will not change the character of the neighborhood and will observe the spirit of the ordinance. was On motion by Mr. Grigonis, seconded by Mr. Goehringer, it RESOLVED, that LEONARD E.
