The findings of the Board are that the appli- cant is aware that this lot may never be used for residential use and the proposed site plan appears to be well suited to the lot. The applicant proposes to dock no more than 2 pleasure boats. The appli- cant understands that this is for non-commercial use only. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood and will observe the spirit of the Ordinance.
