The dedks and patios will be no larger than 14'3" by 16'13". Neither the decks or patios will be closer than 5 feet to the road or closer than 4 feet to any adjoining unit. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the irr~ediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood and will observO the spirit of the Ordinance.
