After investigation and inspection, the Board finds that the applicant is requesting a variance ~or a 20-foot frontyard setback due to the deepness of the land in an area where a building could be erected without a variance but would be more practical if the application would place the building with at least a 35-foot front- yard setback in order to allow for off-street parking. Therefore, the Board agrees with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood and will observe the spirit of the Ordinance. On motion made by Mr. Douglass, seconded by Mr. Doyen, it was RESOLVED, that KIWANIS CLUB OF SOUTHOLD, P.O. Box 150, Peconic, New York 11958, Appeal No: 2~612, be GRANTED a variance to the Zoning Ordinance for permission to place building for charity use in a residential district with an insufficient frontyard setback of not less than 35 feet, in order to provide for off-street park- ing, SUBJECT to the following conditions: (1) That off-street parking facilities be made available, such as paving, gravel, etc. (2) Approval of the Suffolk County Planning Commission. Vote of the Board: Ayes: Messrs. Douglass, Grigonis, Tuthill. and Doyen. After investigation and inspection, the Board finds ~h~t~.the applicant requests permission to place the Old Schoolhouse Building on this residential premises for charity use. The Board agrees with the reasoning of the applicant.
