The property in question is z~ned. B-1 General Business and is a corner lot as defined by SeCtioD 100-13 of the zoning code. The parcel in question contains!an area of approxi- mately 17,649 square feet. After investigation the Board finds that a parcel adjoining this lot on the west Was ~ranted a variance to construct a business building with a setback from the same side line approximately three feet· .It Ts the feeling of this board that the location proposed by applicant is the most feasible especially due to the fact that,theipremises is a corner lot and situated at a very busy intersection in the village of Mattituck. The Board agrees with the reasoning of applicant. In considering this appeal, the Board determines that the variance request is not substantial; that the circumstances here- in are unique, that by allowing the variance no sdbstanial detri- ment to adjoining properties would be created~ that the difficulty cannot be obviated by a method, feasible to appellant, other than a variance; that no adverse effects will be produced on available governmental facilities of any increased popu%atiOn; that the relief requested will be in harmony with and promote the general purposes of zoning; and that the interests of'justice will be served by allowing the variance· On motion by Mr. Grigonis, seconded by Mr. Sawicki, it was ~SOLVED, that the ralief reques{ed in A~pea~ No. 2906, application of Allan C.
